taxes are low but demand is even lower, people are unemployed and i cant offer jobs because there is no more space for industry and there is 0 demand for commercial, ive tried creating neighbors but they do not effect the demand AT ALL , i have tried, it doesnt. i have tried placing bus stops, subway stations and highways everywhere but commute time wont go down and people keep losing their job, i have no idea what to do

    1. open a new tab and go to imageshack.com and upload a JPEG pic of your city

    2. press CTRL+C the URL that shows up in the "share with others" section

3.Click the button with the tree

4.press CTRL+V in the box and press "insert image"

    5. there you go

I guess you've got problems with your money too, since the demand is very low. I would recommend to demolish all your highways first and place avenues instead. Avenues need less space and are easily accessible which makes the city at each side of the highway easier accessible and could shorten commute times. Besides, avenues cost a tenth of a highway so you would save a lot of money.

According to your problem with demand. I don't know how low your demand is so a picture of your RCI graph would help. Nevertheless, if your demand is still positive but just low I would recommend to demolish abandoned buildings and place low densed residential zones instead. Demand is always going up and down, this is something which you could change a bit but not entirely. So, in this case the best is to keep your population the same. This is important because your city is designed and build for a population of let say 200.000 people or something like that, if your population decreases to let say 150.000 because you get abandonment you will lose money. Demolishing isn't a bad thing, a building with the capacity of 3000 residents which is completely empty is worse than a building with 15 residents which isn't abandoned.

I dont know how to snap a picture of the demand ingame 15.gif

    I thought it was Ctrl + Shift + S.

So first switch to the demand graph and then press Ctrl+Shift+S and you can make a picture. ;)

Looks like the avenue there has a bottleneck. Try fixing that first. And if you're going to build highways, build ramps for them at major arterials.

These are the demands of the 2 cities i am managing. 1 is my commercial office city and the other was meant to be the high wealth residents and medium wealth commerce (mixed with low wealth).

The commercial city is populated with low wealth residents, and high wealth commerce, and high wealth residential and low and medium dense commerce. An industrial city is neighboring the high wealth residential city. There is also an identical industrial city neighboring the same city on the other side.

I dont understand what makes it so easy for others to get these giant commercial cities, besides the ones who resort to mods.

I now use mods, so I do have a few commercial hubs that develop (fairly) easy. However, back before I used mods (and I still turn them off once in a while...) I did manage to get a city that was a "giant commercial city." But it took time, it took roughly 200-300 sim years for me.

This was many years ago now, so I can't say exactly what I did. I can say this: my city, for the longest time, was less than good looking, and sure didn't look like it would ever develop into a commercial hub. So, my advice for you is to keep going at it, and your city may eventually become a commercial hub, it just might take some time. :)

I don't think it's that there are not enough residents, just the the "ingredients" are not there yet. From past experience I think you need to build up your city, and have your city evolve ($ --> $$ --> $$$.) Usually large commercial development shows up once you have a fairly well established city that has good education/health/security systems and good traffic flow/environment. These will increase desirability and at that point demand for large buildings will start.

Again, this is only from personal experience, things may be slightly/hugely different for you. Hope this helps and good luck! :)

I appreciate your help, i have college level education for my sims, great health and emergancy coverage, but i want to kno what specifically drives demand, because i kno its alot more complicated than parks and plazas and taxing haha

Hmm, I'm not quite sure beyond what I've said. The only other thing that I can think of is desirability. In the data view maps, check for the "Desirability" map view and select CO$$ and CO$$$. If it's low, that may be the problem but if it's high it may just be a matter of your city not being able to support it yet.

    That is an interesting observation.

It's not entirely unexpected though. High Tech Industry generates jobs of a higher wealth. People with high wealth spend more so they need shops where they can buy their goods. This causes in a raise of the commercial demand. I guess the first commercial lots where shops etc. Not commercial services, they came later. If that's true, this could be the reason of your raise in demand.

By the way, good job in getting your commercial demand high! ;)

I am having stagnet population growth in my Hidden Bay City. I have around 96,000 residents, my budget is in the black, my health and education is well funded. I am new to Sim City and was wondering what can I do to get my population over 100,000. I have included three pics. One of the region, the city itself, and my budget. Also, I dont know if this matters, but I am not running Rush Hour. I have ordered it don't know if it makes a difference.

listen here this is what i did and it worked, it made 2 cities with 100,000 people living in both about 50000 commercial jobs in both denied office growth in both cities till i made a third city. By the timei made the 3rd city the demands for the office was high as ever. SO i reconmend use big city sqs because 100,000 people in a big sq will take about half a map. have your first 2 cities feed the big city as demand for office get lowers add another 50,000 people to the first 2 cities. hope it helps
