Would it be possible to create a new zoning option that would allow families to live over stores or commercial buildings??

I see this in real life everyday and would love to incorporate it in the game.

I don't think you can do that, but i'm sure the bulidings could be batted which could work as both residential and commerical.

I've heard that this isn't possible (that is, having multipurpose RCI buildings) however, I find it intriguing when considering that we can have multipurpose transit, civic, etc. buildings. But anyway, if it were possible, it'd probably solve some of my commute headaches. 3.gif

Technically it could be done but in game limitations would make it near impossible.

A growable can only be one type, when it grows it can only be residental or commercial.

It could work with a plopable, if you added both jobs and residents to the lot, but there is a glitch that would make that not work also. Any ploped residental building will abandon (Its a glitch in the game that cant be fixed), which would leave a dual function lot as only commercial.

Could you make a building with a store(function as a workplace) on the bottom and a house on top( just for show, no people)?

Impossible to have both Res and Com grow on the same lot, that's a fact.

Buildings that look like they have Com on the groundfloor and Res on the upper floors are quite common and these BATs have been done many times in different models. There are several on the STEX. Maybe doing a search for W2W would bring up some. I know I have at least about 30 of them for sure.

Hope that helps...

Here where i live i always see one type of building with the 2 use of residential zone and commercial zone.

It's a little 6-8 floors palace, with the first floor used by commercial activities. This is very common in suburban zones close to the historic city center where there are a lot of residential medium palaces, at least here in the city where i live 3.gif.

I think only some true expert could create something like in the real life about this, or we should ask directly to Maxis/EA but i doubt they would help haha.

i think that what somebody could try is to have like a regular ploppable stores and then having a raised overhanging ploppable residence (if residential ploppables are perfected in the near future) then it would basically give the illusion that they are one building but they are technically two separate buildings that are both fully functional

What mrbisonm said - goofyguytpa and spa are two creators that come to mind.

Ploppable residentials will probably never work in the game, and it's rather pointless to create an overhanging lot even if they did - just plop a commercial building that is batted to appear like it has residents, and zone residential right next to it. Bulldoze until a satisfactory res grows there, and voila! you have the exact same result.

Right, *goofyguytpa* and *spa* have a lot of these Residential looking commercial BATs. Just type these names into the searchbox in the STEX. Also the word *W2W* will bring up quite a few to create a nice commercial/residential looking downtown. Thanks slystone2 for the reminder, I couldn't think of a name at the moment.
