Fort Krinses - A CJ you control

Throughout this CJ, I will give the members of Simtrop the opportunity to the plan the growth of the this town. Where to develop what, hopw to lay it all out is all up to you. Some very astute planners will be given titles and departments to head, to procces planning submission for me. But first, the town you will be building? 

Fort Krinses is a small town, population 310, that formed along the mouth of the Krinses River. It is so named for the militray training barracks that exist a few miles down the highway from the main town. It's residence have to drive out of the district for schools, and there is one small clinic iin the main street. It's primary resource is fish and seafood. On any day, the smell of freshly slaughtered octopus fills the town like an unpleasant reminder that some people like to eat octopus.

You can plan where to put roads or streets, what to zone for, what to place, and exatcly where to put all of these things, using the grid below (1 square = 1 sc4 grid). Parcel size:

Hey, this looks like it could be a very interesting CJ! I hope it goes well.

I will give it a go, so heres my plan:

I thought a school might be a good idea, as the residents currently have to drive out to get to the nearest one. The bright green squares would be open grassland.

    De Ja Vu: Thanks for the suggestion but I went with teeparex's! I didn't like the idea ofanother military base in the town, obstructing the water views 3.gif

The Mayor of Fort Krinses was informed by the governer that for the town to keep it's "seat of the county" it would need to increase it's population from 310 to something less "negligable". Not wanting to immedietly destory the town by expanding it out just yet, the mayor syphoned off some woodland next to the army barracks a few miles down the highway for subdivision development.

    51604724.jpgThe area after subdividing. it's now up to you to plan the layout of the rest of the streets, the lot placement and the inclusion of other things like small a commercial block, a park,  or somthing else.  Please remember: the idea is to increase population wihtout requiring a lot of job demand.

    Black is the already existing arterial road. You cannot remove this, but you can have feeder roads coming off it (which you will need anyway).

    This is actually a neat little idea.

    Spa Inc. is placing a bid for this planned subdivision development. Imagine it, empty scrub land bordering a military base giving way to a residential development that is home to about 1,500. I give you Garrison Acres:

    Garrison Acres will include a civic centre in the middle of the community. A new elemantary school with attached park will face a small medical clinic. The civic centre will provide space for sims who can't afford their own home in the form of three apartment buildings running along the main road adjacent to the clinic. Surrounding the civic centre will be several blocks of low density residential homes providing space for 109 homes. It is recommended that a city owned park space be included in strategic areas inside the low density residential blocks to keep out R$$$ development that would counteract Fort Krinses' population goals (large R$$$ = few residents). If funds don't allow, the City could achieve the same effect with appropriate historical designations. The eastern edge of Garrison Acres will take advantage of the highway to promote commercial development. Finally, in preparation for the day that Fort Krinses will need a bus service, Garrison Acres holds one tile in reserve to be developed into a bus station when and if needed. Garrison Acres also allows for future subdivision development to the North of the site. The central North/South road could easily be extended and upgraded in future.

    This is Edwards Developments' proposal for Garrison Acres.

    The major road running through the neighbourhood will be fronted with condos, townhouses, and shops, as well as city service buildings (probably a school, clinic, transit, and possibly additional parks). Much of the development is single family homes, based on the small town nature of the area. The company has decided that commercial development directly facing an offramp would be quite hard to get to, and this counterproductive to the businesses. There is also a pedestrian bridge that connects the northern half of the development with the southern half.

    What a great idea for a CJ! I don't have the time to come up with my own proposal at the moment, but I'll definitely share some of my ideas at a later time. As for the current subdivision, I really like Teeparex's plan.

    This CJ reminds me a lot of Virgin Shores. Oo and not cause its interactive.

    But you have a really good style going here. Giving the readers a grid to plan and send back. Something I've never seen on ST. ^_^ I'm sure this will get you a nomination in the next trixies in the Interactive CJ section.

    I like the 6th picture. The roundabout with low wealth apartments, transport building, and the combination with the terrain mod is marvelous.

    Okay, I went with Spa's plan (although all were very good). It worked out beuatifully, but a little problem.....

    Congrats spa, but....oh noes, no jobs! (Probably be the same story no matter which plan was picked!)

    Anyway, I think the job providers would need to be in the close vicinity of the new residents, as they are the ones with no jobs. I think industrial factories nearby might be a good decision, as they don't rely on road traffic to prosper, and can provide many jobs.

    If I have to pick from the two options you gave though, I'd say the commercial park.

    I think a mix of industrial and commercial would be good. But I would extend the frontage road so development isn't right on top of the new development. There's still plenty of room in the area lets not cram things on top of the residents just yet....

    I would go with more Downtown development. I vote for the downtown one. I am thinking about creating a development here also, very neat idea with the grid my friend! :-)
