i have a proposal to bring more residents and business to oilville.

this may be changed seeing as sound walls are very popular for new residential area's around highways these days, so it can be moved, expanded, changed, or just plain screpped for a better idea 2.gif

and dtp can i ask for pictures of dorito island to try and get a grasp on what might be developed there?

DTP: Great update. Definitely a lot of growth going on! You inquired about the pond, and I think it should stay, primarily because, for the sake of realism, water retention ponds will be necessary do deal with water runoff from the highway. I say keep it!

With regards to supercity's proposal, I have to say that I like Psander5's revision to allow for buffer room between the development and the highway (I too prefer that to sound walls, but I understand that the latter are sometimes necessary). Now, I'm not sure what's immediately east of the proposed/revised residential development, but it seems that, if commercial development is needed, it would fit in nicely there and would meet supercity's desire to see commercial development without infringing on the nearby farmland. The Planning Department and others may want to take that into consideration. Just a thought.

Sorry I haven't replied in a while. What can I say, my school is back up and running after that toxic insulation find. Well, due to that massive safty hazard and that you said on pg. 34 about that new position you are creating next month, can I put my name up for the public safety position? Like if elected, I'll make sure all new factories and/or existing ones have fire sprinkler systems. So, can I have that position?

And I believe that it was MY farm.

I reevaluated my proposal and came up with something more suitable for the downtown center.

WOW, Holy COW, what an update, and a custom sports complex suits me just fine, yay my motel got approved, thank you, and that highway is simply awesome.

I thought I did this already, but I'll do it again:

Ntq$310: I approve of the beaches, and DTP, if he wants, can name them after you lol.

Hampi: I approve of the park in your development, just choose what kind of park.

EDIT: Archean, this is my opinion, but I would go with either 1 or 4 on the office buildings

I will have to say DTP, you've done an outstanding job with this city.

Although I this is my first post here (yay! lol), I'll have to say Virgin Shores is one of the best city journals I've looked at so far. I've followed this CJ from back when it was at Page 14, and I've been very impressed!

I do have one question: Where did you get the dirt roads from that you use in the country? I've looked all over the place, and I've not came up with any result.

Virgin shores is growing alot in these past couple of years, and the introduction of the freeway system means that our banks are going half to cover a much larger area, virgin shores national bank feels that 1 of these hq buildings will halp very much in doing that goal.

Oh and 88fordwayne, that's part of the street addon mod, you can look it up on the stex.

    I spend a day exploring parts of Virginia Beach (and sitting in a 5 mile backup at the tunnel after bumper-to-bumper on 264 for another 5 miles), and come home to 20 more replies!

    A buffer zone would work too, but I think sound walls would be OK to maximize the inhabited size of the development.

    Ok then, I think it would fit in best as the centerpiece of that new commercial development on Kilallen Blvd., and will be constructed next update with my approval.

    I'll also get to work on the coffeeshops and motel.

    Thanks. It's actually at least 10 meters away from the roadway at a minimum on all sides. In some places, it's actually more like 20. I will probably end up shrinking it a little when I add the flora though.

    They tried to put some windmills offshore of Virginia Beach here, but people put down that plan pretty quick, just like the more recent one to drill for oil offshore. At least us Virginites aren't that opposed to them, as they do look pretty good sitting there in the ocean.

    Hampi: Thanks for refreshing me on your porposal. It will be in the next update too.

    TimeMaster: Good plan, but their coverage radius would be put to better use if they were a little farther to the northeast, like around the roundabout.

    Ntq$310: Hmm... I don't know yet if that would work as I haven't done zoning codes for that tile yet... I'll get on that. I think the commercial and residential should be fine though, but that is way to much industrial. There's no job shortage, actually there are more jobs than people, and that would also pollute the river, involving the DWR.

    There's a pic of Dorito Island from update 1 or 2. Look in the photobucket or page 1 of the CJ.

    Currently, east of that development is nothing. Those ideas sound good.

    The dirt roads are actually streets, using a SAM (Street Addon Mod, available on the STEX or LEX) texture.

    Ntq$310: I like the first one best, but they're both good buildings, and I'd be happy with either added to the city.

    Thanks to the VSDOT for making the housing development proposal a litte smaller for the sound walls and the new cloverstack freeway interchange, I accept this proposal. And thanks to the City Planning Department for helping me with this proposal.

    hmmmm good point, when thinking about what to zone there i couldn't decide between residential and industrial, you could just call it residential zones now i guess. It also seems more realistic dew to hte fact that many small outlying towns like oilville rely on the bigger area's like virgin shores for jobs. so i will take away the industrial zone and reclassify as a residential zone.

    My plan for dorito island, the blue lines represtent a general water line, though it's really olny important around the ferry station.

    The ferry station is white, i believe the ferry stions you have are around 2x3 size.

    The Peachy color is the cutomizable sand lot's i showed you to a couple post back, i can find those again if you need. But there great for a island like this.

    Red represtents another zaza hotle , yes i know, but i think itwould just work perfect for this.

    And the small blue area is a some commercial development that serves the hotle.

    THe grey are the streets that serve the island.

    I also forgot to add, that the cutomizable beach/sand lots can go under water, so you should go around the island ( besides the area the ferry is) to give it a better tourist feel.

    Personally i think dorito island was meant to be a tourist island, and i hope this plan capitalizes best on it.

    THat's one of the stex buildings i love most, but it may be to big for the area, though it's up to the planning department to decide.

    supercity: It'll fit, but it won't fit in the blue box you made - it's a 4x4 lot, and your box is 3x4... Also, the building might be too tall/big... but of course, it's up to DTP and the rest of the gov't to decide.

    The building does seem to be a bit bulky. I would think that all structures built within downtown should be limited to a maximum size of 4x4 tiles (or bigger pending DTP's approval) and possibly five or six floors tall at max. These limits only exist at this point and time in Virgin Shores development. Im sure the size will increase when VS grows bigger into a metro area.

    Again, those specifications are only my own opinion. DTP runs the show, as well as the DOP Head.

    The Dorito Island plan looks fine to me, but again, we'll have to wait for planning.

    TimeMaster: Like I said earlier, to maximize their coverage radius, I would move them northwest to the roundabout.

    Archean: It's OK, I've messed up links like that before on pictures. I don't think it's necessary, as we know which one we'll be using.

    supercity: PLEASE RESIZE THE PICTURE!

    In order to limit repetition downtown, building request denied. It's the same building requested by un1 earlier today. Also, on your plan, Portview Dr. doesn't carry enough traffic to warrant an upgrade, the extension of the other street is also not necessary, and redevelopment of residential into commercial is currently not supported by the mayor due to the abundance of available land elsewhere.

    Ntq$310: I like the building too, but it's already been called by un1.

    Splime: The building's OK, but he can't use it, as I don't want there to be two of the biggest building in town, and un1 already proposed it earlier today.

    Archean: Those limits sound good, but there are some exceptions, as there has to be a building to spur on the push toward larger ones. I'll allow it.
