Commercial/Industrial demand troubling !

my reseidential demand is VERY good. My education and health levels are good too. commmute time is abut 40-50,  garbage is ALL out of the city, very little air and water pollution, so why the hell don't i have a good industrial and commercial demand ?! Is it a demand cap ?! if yes, then how do i eliminate it ?!

So, you want residential and commercial huh? The biggest thing that affects those two are land value and education. Health is another major factor. When planning a city, make sure you have good sources of all. Another thing, is city aura and beautifalness (if thats a word 3.gif) Make sure there are plenty of parks, landmarks, and above all make sure there is WATER. Sometimes your cities just go through a slow period, and bounce back up in a year or two. Be patient.

Even in the best of circumstances, I've noticed, commercial and industrial demand tend to be slightly less than residential. And for me, at least, it's pretty typical for industrial in general to be negative. However, that usually turns out on closer inspection to refer to negative demand for I-D; I-M & I-HT may well have positive if low demand.

Also, there are demand caps for commercial & industrial that can be raised by plazas (for commercial) & by various rewards.

yes but he says all of the conditions are suitable for a solid demand, but it still doesn't hinge a bit

C'mon guys, Yodude says the residential demand is "VERY good". So just zone residential, and the jobs will come. Think of it this way. If there are no unemployed people, everyone has a job, will there be people looking for jobs (aka high C and I demand)?

    yes but i DO have a handful of unemnployed people but i still don't have any demand ! And they are well educated and healthy !

    Make sure you have plenty of parks and plaza's. Those are often overlooked in building large cities but are of immense value

    Are you sure you understand what the demand bars actually represent?

    Very high residential demand means you need more residents in your city - there are jobs for them going unfilled, ergo your city DEMANDS residents.  That means you need more residential zoning, or denser zoning for existing areas.  If you have low, or negative, commercial and industrial demand, that means you have enough jobs for existing residents.  You need more residents - the more residents you have, the more jobs they need, the higher commercial and industrial demand you will have (depending on what types of residents can occupy the buildings that spring up).

    Think of it this way - each commercial building that springs up satisfies a certain portion of the commercial demand bar, and could also create demand on the residential bar if there aren't enough available sims to fill all the jobs the building creates.   Each residential building that springs up satisfies demand for one of the sub-bars of residential demand, and can create commercial and industrial demand for the types of jobs that building's occupants want.

    yes but the trick is that the commercial jobs are surprisingly not being used ( even the industrial ), i have plenty of unemployed ppl ! But i realized something tat might be the cause of the problem: at first my city was purely R$$, but i saw i wasn't getting towers so i reduced the R$$$ and let those rich sims in. The commercial demand skyrocketed for a year or two, an then the problem emerged -- unemployment -- abandonment and low demand -- so i thought : the R$$$ must be the problem: so i cleaned the city dry of most of its R$$$, but the problem only got worse, cuz the demand had fallen down more. THEN i realized it's not enough to drive out the R$$$, i also have to drive out their employers to make room for jobs suitable for R$$ , so what i basically did was to bulldoze and REBUILD the whole city ( ok not the whole city but a good part of it ). I knew i was right cuz the commercial and industrial areas i bulldozed didn't affect the employment ! No the city's ok but i still have 1 area which is still struggling with abandonment ( that area has always been struggling with tons of problems ). And i now have a very solid budget ( 15K simoloans per month are GOOD ) so i can pretty much spend a LOT of money ( i have 37 mil $ lol ! ). What do you guys suggest i spend money on ?
