    Welcome to Page 5!! Finally I get my chance, ahha.

    Hello again. Time for another update. Once again thanks to all who participated in the real-estate update. It was really fun! This is going to be the last update on our Maple Heights tour. Its been a long one eh?

    First stop is back to Midtown. There's once again been more development going on there so we'll check in to see how things are coming along.

    Wow, lots of new buildings! The biggest development is that JamieTech Enterprises (from now on just JTE) has set up a large 21 story office tower. A trend that has been developing is that Midtown has become the construction centre of Nemonos. All the major contracting, engineering, architecture, planning, & real-estate firms have their main offices here.

    Next up is West Maple Heights.

    This dense residential community is predominantly middle income families. The area is well serviced by schools, hospitals, transit. The Maple Heights Hi-Tech belt is also just to the South.

    Finally, our very last stop on the Maple Heights tour is the area to the East of the colossal Highway 2-3 stack Interchange.

    The area is very well serviced by transit and so was zoned for high density residential. The pink apartment building is one of the tallest buildings West of Midtown and from the roof you can see for miles.

    Well, I hope you all enjoyed this extensive tour of Maple Heights as much as I did. Its really a very nice city, so much diversity. Now I'm sure you're all eager for the next update when you'll get to find out whats been on the minds of Nemonos City Council.

    Hmm, Midtown is productive and looks important on the region. Maple Heighs is a great neighbourhood, and if banks are so good as you say, i will buy an area now!

    How it cost the nearest area of Downtown without trees? I'm interested to do an office complex in Nemonos. Do you know my old offices in Nemonos?, they're called Cristian's Co. It is in the 4 floors building next to the Thomson Real Estate Ltd. In the 3rd floor, ask for Cristian

    Looks great! Maple Heights is a town on the go! From my mansion, I will sit back and watch the growth continue. Maybe I should start a business there...

    asturianu The banks are good. There's so much growth that they can afford to have some of the best rates anywhere! Your offices are in a very nice looking building there in Midtown. I'd love to help you find a great new location for a larger office building. Were you looking for another spot in the Midtown area or were you hoping to move up and go down to the Financial District in Downtown? Were you wanting a high-rise building or more of a campus style complex?

    Schulmanator Thanks. Haha, its a great house. I think you'll really enjoy your time there. You could always run an E-business out of it.

    Nice town...Kinda reminds me of places near LA in some ways,but I did get a laugh at how the school is next to the raliroad....

    Must be hard to teach the students....

    Hmmm, it's a bit hard to select, i would love to do a complex more like campus style, but near midtown where all the architecture and engineer enterprises have their most important offices, no? But i don't know if you have what i'm looking for. 4.gif But anyways a new place in Nemonos would be perfect because our old offices in this city are a bit small and a bit old. 4.gif) 2.gif

    Cjah haha, hey. Thanks for commenting. It reminds you of LA? I don't think I ever would have seen that similarity. I do see it a bit now that you mention it. Which pic(s) were you thinking of specifically? Southern California has influenced me so it doesn't really surprise me that you see it.

    Yea... school location siting is bit off here. It gives the sound proofing companies business though. You'll notice theres another school right by Hwy 3 in the last pic of the update too. haha.

    astarianu Hey, heres a pic of the city of Maple Heights, as you can see... not too much empty land. I've shown basically all of it in the zoomed out pic for nycsc4 on the previous page. Midtown is the glowing orb. There is room... but if a sprawling campus is what you want I'd say land is cheaper in the burbs... There is also the possibility of buying up an already developed block... I'll get you a wider shot of Midtown tomorrow... its late right now.

    edit: What's around that block? Am I able to have a zoomed out image of that area?

    And Midtown looks quite impressive, though the writing can be a bit hard to read.

    Hi, mate, yes, as i can see not empty space in all Maple Heighs. So, if I want a campus complex, I must wait for your maps.

    Shadow_Assassin Really it was. 82 acres is alot of land. You could build big condo development and make millions!!! MWAHAHAHA ... errr I mean. **clears throat** I look forward to seeing your plan. I will have a zoomed out shot ready later for you. Yea... the text is a bit hard to read.  I'll pick better colours next time.

    SimCity Freak Hey, thanks again for dropping by! Yes of course you can build an office! You can build a whole bunch if you want. Nemonos is always looking for corporate investment. Interestingly enough land is actually more expensive in Midtown than in Downtown... Prices are still quite low in comparison to most downtowns. Nemonos region is still only 260 000 people after all.

    Yes... haha, I have been a bit generous with god-mode trees... ahhh well, adds an extra challenge to the motorists.

    astarianu Hey, thanks for showing interest in my CJ. If you know based  on my region pics a specific area in the region you'd like to see in more detail I could do that. Stay tuned for the next update. Its a doozey... or will be.... I hope.

    Ohh, a campus in the place near the beach would be great, but where is it exactly? But it looks very far of the city with industry....Ooops, I'll see it tomorrow, now i'm going to sleep. Here in spain it is near 1:00 and i'm tired!

    As I've been saying for a while theres been big developments in the Nemonos region as of late. Lets start with a nice overview Sat pic.

    I've also prepared a copy with some notes pointing out important areas in the region.

    As you can see there has been colossal growth in the southern suburbs, known as the Burgs because the 3 cities that make up the area all end with 'burg'.  The expressway system has enabled people to live way out in the suburbs but still work and commute easily into the city. The Nemonos Regional Transportation Authority (NRTA) has shriked blame of the run-away sprawl even though, as the following picture shows, their expressways have clearly effected growth in the region.

    Highway 5 (see full list of hwys) through the Burgs has been the focus of extensive suburban growth in recent years. You'll also note how many major avenues converge in the Kongsburg Interchange Commercial park area.

    As I've also previously mentioned Nemonos City Council has expressed concern that unless measures are taken to curb the suburban sprawl and re-intensify development then real problems will emerge. Maple Heights has joined with Nemonos in this quest to develop some sort of Regional government to oversee growth on the grand scale. To clear confusion here is a map of the current municipal bounderies in the region.

    The 2 central cities of Nemonos and Maple Heights have virtually exhausted their available undeveloped lands and also have been surrounded by suburban preventing them from annexing new land. This has led to dense vibrant cities which are booming. However, many people want to live in large suburban homes and drive into work. This causes traffic chaos on the inner city highways and reduces the quality of life for those urbanites.

    After extensive discussions between Maple Heights and Nemonos councils the following Regional boundery was proposed to the other cities in the region.

    The main purpose of having a regional government would be that it would see the larger picture and so intern focus development in the core areas as higher densities.

    Unfortunately as most of you know there is deep animosity between the cities of Nemonos and Cairn. So it was fairly clear from the get-go the Cairn would have no part in this project.

    The south shore cities eventually found common ground and managed to form the Nemonos Regional Municipality. Not to be outdone, Cairn absorbed Terra Cotta and formed the Cairn Regional Municipality.

    Heres a transit map to see how thing divided up that way too.

    This merger forms a second tier of government. The local city governments still exist but they are held accountable to the Regional government. The hope is that this will curb the endless suburban sprawl that has been seen in other large cities. If this will truly achieve its goal is yet to be seen. Cynics claim that this is too little too late and that the trends of suburban sprawl have been firmly established in the local culture and merely forming a regional government won't do much good.

    The new Nemonos Regional City Hall is slated to be constructed in Nemonos proper as it is the mots populous city in the region.

    I hope you enjoyed this regional update and the chance at seeing the Nemonos governments at work. Next update will be on Downtown Nemonos.

    Oh, MY GOD!!! Those satellite pics are incredible! And here I can see the places I wanted to see, but from the air.

    I'm interesated in the south area of Maple Heighs. There are some great green areas there.

    The proposed municipal limits is a great plan. They wanted to do a simler thing in my real homecity here in Spain, but many people didn't want to do that and we didn't create anything. Now , the "COMARCA of AVIL
