No demands at all

Hi,<br /><br />I'm new to this forums, but playing SC4-RH for a while now!<br /><br />I have a problem and it's returning once in a while. I've build quite a large region, currently 2.1 million people. So here is my problem: <br /><br />If I try to start a new city, all, and I mean all demend bars are in negative. They won't build anything! I really don't understand. Lowering the taxes does help for a few months, but after those months my problems return. Even lowering it to 5 or even 2% does not work. I can get around 20k people on 2% for all resedential areas, but as you understand I really can't sustain at this taxes. Even if I wait, the population won't go over 20k. Same goes for the comercial and industrial areas. Even building all areas simultanious at 2% taxes does not work.<br /><br />This problem holds for every new town that I try to start. Seems a very large dip in the region. I really don't know what to do. I have expierced those dips earlier and I've always been able to overcome these dips eventually. But now it is different, multiple cities have gone bankrupt now and I still have the problem. Is there any solution for this problem?<br /><br />I hope someone recognizes my problem and can help me to solve it this time again.<br /><br />Thanks in advance<br /><br />Jorrit

The only thing I can say is try making several highway connections. If the entire region is dipping, I really don't know what to do, except maybe put your city on steoids (Super demand mod) for a while, then slowly take it off. It's happend to me a few times too. Hope it works! BTW, welcome to ST!!

    Thanks for your reaction!<br /><br />I already have multiple highway connections throughout the region and also some public transportation like subway connections etc. But still: no demand. <br /><br />I'd like to solve the problem without cheating initially, but if there is no sollution, I will eventually make use of that mod, but first I'd like to try it via the normal way.<br /><br />Any tips and solutions are still welcome!

    Well, in my current city, on about year 90 (its over 200 years now) I experienced the big dip you are. I expanded transport, zoning, whatever, and it didn't work. Then the only way out I've ever found was the super demand mod. I kept it on for about 40 years or so, then because of the abandunce of CO jobs, my cities picked up again. I really don't know what else to say.

    I'll probably advice you to zone first and then connect your neigboring cities with roads, It'll help

    Nice to see that I'm not the only one with this problem.<br /><br />Haven't had much time last days, but found some time to continu with an existing city in the region. When I started there was nearly no demand. But I decided to continu, lowered the taxes, expended lots on infrastructure, parks etc. This made me end up with a huge loan, but after a few years demands started to attract again. The city grew from 300k to 500k people eventually, so I think I'm out of the dip again. Have to say that I took some serious risks, my city almost went bankrupt, but it was the solution, (or just simple luck.) I will start a new city soon, I'll let you know how that is going. <br /><br />Thanks again for the support!

    hm... I know this problem aswell.

    What really helpes out is the superdemand mod or the radical ordinances mod.

    in order you don't want to cheat, don't hesitate to pull down some houses to build greens, it really works wonders!

    Lowering taxes isn't the way to go, Jorritv... It will artificially raise demand for a minute, but you'll lose major money, and when the city gets going again and you raise them back up, everybody will hate you and probably leave anyway. Personally, I don't use demand mods and have never really had the need for them. (I play on Hard, btw) Make sure you haven't hit any demand caps. Good transportation connections to neighbors, as well as a good network within the city is a major factor in getting demand up. Balance and desirability are key. Make your city attractive to both residents and employment and keep the two balanced. One feeds off of the other, and if you keep this in mind, it will go a long way in helping you determine your strategy for development. Also, if you're playing as a region, go from city to city often. Playing one city for many years while neglecting the surrounding cities can throw the whole area balance out of whack. You don't have to play them for LONG, just play them so the simulator can take into account the surrounding areas. Throw up some rewards, recreational lots or landmarks to alleviate any demand caps you may have hit. And, the biggest thing that nobody really wants to hear is TIME. Doesn't necessarily take long, but give your city a little time to establish itself and get interconnected with other cities in the region and soon you'll have more demand and more idiot sims that you ever thought possible.
