Need advice for my region

This is the region I'm working on now:

 My plan is for my Central Business Area (CBA) to go from where the 2 rivers meet in Trinity, to where the indusrial ends in Empire, and to take the the upper part of Devner. (Slipt between 3 titles) South of the CBA in Denver will be the major industral hub. My hope is that when the highways come, the downtown wil folarish due to all the traffic volume of sims going from suburban (Empire and Trinty and north) to the industral hub in Denver.

So, my questions are...

Will this work?

Should I be worried about pollution affecting my CBA?

Any ideas for where I should put my highways? (I already have a idea, just want other person advice)

Will the current "towns" in Denver help, or hurt this plan?

The highways will cause some pollution, but not enough to drastically effect your CBA, at least the highway pollution never does that in my cities.

I'm thinking that you should put one highway going straight through where you want your CBA to go simply to get the customers to the commercial district. Then, maybe place one or two more going around the CBA area

If you want to put that highway through your CBA, then make sure that you have lots of avenues going to and from the highway to support the large traffic that will come with it.

I would also--possibly--place a large airport in or VERY close to your CBA to increase business and traffic to the area

The towns, as long as you provide what they need( transportation, water, power, etc.) should flourish fine.

    The colours mean the same thing here as in the game. The darker the colour, the higher the densety (expect the yellow, its just going to be high dentsiy expect in the hills in Trinity). The grey is highway, the white is avunes (yes, there be alot in the CBA)

    Looks pretty good to me. I have never had the time to make a planned city. I just build a huge one, add highways, make suburbs and connet with the highways. Of course thats made simple. My citys usally gain more pop. than I want them too and them some don't gain enough. So the way I see it, is that you never know whats going to happen. For example you could save the game and then play but decide not to save to game and go try again from the point you saved it at and things will be totally different. So you just have to plan but expect the unexpected. If you get my drift.....41.gif

    I like that plan. it should be fun to build. will this be a CJ by chance? it might be fun to create some rural areas on the outskirts, they really make a nice region view.

    I also like how you have your planned suburban developments and suburban commercial areas. good luck. and keep asking questions.

    I don't know if it will work. I'm not doubting. I just don't know. I should do more pre-planning like this. I'd like to watch this develop.

    If those are large-sized cities, your plan may not work like you hope because of commute times. Sims hate commuting. Try mixing zones a lot more, and also keep R$$$ taxes high to prevent too many of them from living in your city (all they do is complain about comuting and then leave). I have a region that was layed out in a similar way (no rivers) and sims wouldn;t live there because the commute time was too high.

    Just be ready for it when it happens. If this is your dream region, just use one of the plug-ins that comes with the NAM to make commute times shorter (and arguably more realistic). Good luck,
