    North Covina/North Bay

    Along with the construction of the waterfront on Covina's east side, there has additionally been rapid sprawl north of Covina. Along with the Covina downtown, a new downtown has emerged, North Covina, or North Bay.

    North Bay's population is around 140,000 now. It is one of the fastest growing downtowns in Euphora's history. Along with the immense construction, a city university has been built along the Covina River. It surpasses the Covina University in size also.

    This picture shows the newest development of downtown North Covina. Skyscrapers mixed in with all sorts of residential dwellings. North Covina is actually known for its diversity in wealth. A large amount of lower class citizens live here, as well as filthy rich sims.

    Conti Square is located in the central part of downtown. The square has a 14 story tower in the middle blanketed with colorful banners and billboards. Conti Square is directly related to New York City's Times Square. With wealthy businesses surrounding the square, not only is Conti Square a place of finance, but also a place to hang out and see a movie with someone you love.

    Covina's number one newspaper, The Covina Sun, has always been Covina's top newspaper. Offices were constructed for the printing and editing of the paper in North Bay. Seen in this photo, the word sun can be made out on the New York styled Covina Sun Offices on Herald Avenue. In the foreground are large company skyscrapers.

    North Covina is developing quickly. Shown here in this intersection, several buildings are under construction. Rapid construction is expected for the next couple of years.

    John Edwards University is located on the Covina River. It provides excellence in education, which is the university slogan. Thousands are enrolled and attend classes daily. Future scientists and architects are among the many that enroll here.

    24.2     The main building on campus, 1 Edwards Campus, provides science labs and large classrooms where future scientists attend. Also located in the west wing is a math center where calculus and advanced science are taught.

    24.3     Future doctors and surgeons train here at the Newman Inc Hospital located on campus. A whole wing of the building is set aside for classrooms and labratories where doctors learn and experiment.

    24.5     Morales Field is located on campus, and is home to the Edwards Pirates, a fierce soccer team combining the best athletes on campus.

    24.6     The Ludwig Miles Building located on campus is reserved for future architects. Surrounding the Miles Building are smaller colleges reserved for students earning their Masters Degree or studying Simology.

    Excellent things about this update which should be kept up: I like the univercity and city centre. Very well constructed.
     
    Passable things about this update which could be improved: Fill those spaces as said for extra realism.

    Everything looks great, the tropical setting is beautiful, and of course North Covina is perfect, the skyscrapers, even the low rise all look great.

    Massive Midrise Expansion

    I've been able to squeeze an update in today, luckily. Just as the update title says, there has been massive expansion in North Covina, putting the neighboring city of Covina past 300,000. New sections of the city have been created, and expansion onto mainland and islands are expected now.

    Along the Eastside
     
    North Covina has developed its own distinctive East Side. The section of Eastside runs along the Forest River. The town has beautiful landmarks such as the St. Corinthian's Church and Covina Municipal Zoo.

    The town directly next to Eastside is Forest Cove. It is still under construction. The Northbay Sports Complex is located here, along with an untouched preserve on the cove.

    New Midrise Sprawl
     
    There has been significant midrise sprawl north of downtown. Take a look!

    The above 3 pictures show the town of Midwood, located just north of downtown on the north side of the Downtown Connector. The area has developed nicely. It sits in the center of the land between the Forest and Covina Rivers. The area has an excellent school district along with small parks and expensive brownstones.

    The above 2 pictures show the still developing South Rivermont. It is located north of Midwood. With great school districts and a small college campus, the area is benefiting financially and many new Sims are wanting to buy a house here. The area has developed quickly over the last couple of years. Some highrise office suites are located here, but other than that, the area is mostly residential.

    Mike - Wonderful updates.  I really like all the diagonal roads you lay down.  The Church and surrounding property look great as does the diagonal road that crosses the twin avenues to get there.  Great Job.

    For Update 24: I see you are using Avenue Turning Lanes. Nice addition. I like Conti Square. It is a nice escape from the griddyness of the downtown. That large university campus is nicly done!!!! Great use of paths and open space.

    For Update 25: Large regional shot is well balenced and those bridges are beautiful. (even if they don't lead anywhere yet) Those double avenues must be used up quite a bit with all those apartments. Any traffic issues????21.gif

    dhoppeii: Yeah, I play with diagonal roads alot lately. Not in my griddy downtowns but on my inner suburbs, like Midwood and Rivermont. Then, I tend to use them a lot outside of a city, like in the suburbs.
     
    kingofsimcity: Thanks for coming to check out this update. I'm glad you like this city journal. To me, Tropicana Islands was all practice getting into city building and trying different regions out.
     
    railrod7: Yeah, I LOVE the turning lanes!! You can find them on the newest update of the NAM. Along with the NAM are some corrections in the overall traffic in basic Sim City 4 Rush Hour. Now throughfares can handle more traffic, so the traffic map for me is all green, even though I'm seeing more than 2,700 cars on my highways and 3,000+ on the avenues!
    EDIT: If you don't already have the newest NAM update, you can go to Modding Files and Network Addon Mod, by scrolling down under Modding Files.

    Also the Church looks good, though the white thingy spoils it a little IMO. 9.gif
     
    Your raod system looks fabulous as well. Good use of highways, avenues and diagonal intersections there. 19.gif Keep the great work up!!

    Ephorex - When you mean diversify, do you mean in the midrise? Because that could be really hard to do! LOL. I'll work on it!

    Compromise: Thank you for your reply! Yeah, the city will be expanding to the tip of the island. Then suburbs will surround.

    To All: Sadly, I ruined Covina's downtown. I took all the BATs I used in Covina out of my plugins, and now those Simtropolis boxes took over half my city!! Still, the statistics are correct, 450,000 res with 526,000 jobs. So I won't provide much region shots with this.
     
    Also, expect an update tomorrow on the oceanfront resorts. Also look for expansion in North Covina.

    Great work! I love the avenues so nice, they make me want to drive down them. 2.gif It looks great as there are tunnels under some of the important buildings, I have always liked that idea, and you are good at it. 44.gif

    Hmm, this looks very realistic, lots of grass.

    Very green, and tropical. You obviously are quite good at creating tropical regions.

    Tropical Boulevard
     
    Welcome to the 26th Update! Today we will be focusing in on Tropical Boulevard North, a sprawling center of great 4 and 5 star resorts, nestled on sugary, white beaches.

    Above: Fortuna Beach is one of the newest additions to the Tropical Beach strip. John Rigel of Covina built this wonder with his hands. It includes paddle courts, golf, pools, beach, and the Circular Casino, located to the left. The pool, nicely constructed, has two tropical islands in the center of it. Lush gardens surround the 28 story building, which offers over 700 rooms.

    Above: Flanking Fortuna Beach is The Ridge, a tropical paradise spread out freely. The Ridge offers many amenities, including a pool, beach, and even a ferris wheel, constructed in the back. The building itself was drawn out by Warren Wilcott who lives in Euphora. Palm trees and lush gardens are what make this hotel one of the most loved on the strip.

    Above: Sheraton Beach is a less expensive resort complex located on the strip. The strip includes two buildings, both seen here, with gardens and tennis courts. There is an indoor tropical pool; a unique pool on the strip. It is a slow wading pool. The beach boasts the best snorkeling area on the whole strip, and to top it off, four exceptional restaurants are onsite.

    Above: Sheraton's neighbor is one of the nicest hotels on the strip. Glabrata Beach is a complex of three buildings, offering over 1,100 rooms! The centerpiece of the resort is the Vestiara Building, towering at 44 stories. The two twin buildings are both 13 stories; named Capitata 1 and 2. The resort offers so much, from excellent dining to comical entertainment. Swimming, tennis, fitness... the list goes on.

    Above: The lightly colored Seaview is located not on the beach, but on a road opposite the Glabrata Resort. The Seaview offers less, but catches the eye of many. Just steps from the luscious beachfront, The Seaview has approximately 640 rooms, all with beautiful garden and water view.

    Above: The Nucifera Hills Resort is located on a hill overlooking the ocean. Stunning views attract many here. The Nucifera is elevated 70 feet above sealevel. Even the first and second floors offer amazing views of the beach below. 800 rooms, five onsite restaurants, and spacious indoor pools equipped with hot tubs is what describes the Nucifera. Also, the hotel is one of the most expensive on the strip, with rates of up to $8,900 a week!

    Above: The Barrett's design was built with European influences. The wavy 10 story building offers sensational views of the grounds and beach area. With tennis, cascading pools, and loads of palm trees, The Barrett is the last resort hotel on strip with the least amount of guests. Ads in many Covina newspapers and on the Internet will open doors for profit here at The Barrett.

    WoW That water front is amazing! It looks very realistic. I like how you have all the hotels around the area. I bet it's pretty pricey!
