Hi. My city has just reached a population of about 360,000. I am not getting any more residential development. I have exhausted all other demand types so I know lack of jobs is NOT a culprit. I think I have hit a demand cap. Please tell me how to raise it. I have two landmarks and plenty of parks of all types. I dont know what the problem is.

I originally had the tax rates at the default 9%, but I lowered them to 7%.

Hey, I finally managed to switch my pictures to jpeg formatting. Here are a couple city graphs. That is demand. This is jobs and population. I hope this helps with diagnosing my problem.

I'm very sorry. I don't know how to post screen shots, but I can tell you the condition of the demand. All demand types are negative exept for the commercial service demand. Low wealth commercial service demand is relatively low, medium wealth comercial service demand is almost the highest possible, and high wealth commercial service demand is just above the the zero mark. I already have three commuter cities. This "crisis" happened after playing one of them. I already have plenty of parks, but I'll try placing more anyways. About the taxes, I already have them placed at the dafault 9%, I haven't raised them at all. Anyways in the mean time, I'll try to figure out how to post pictures and I'll try what you told me.

I already have the largest airport available and I have built just about all of the rewards with exeption of the major art museum, main library, and opera house.

OK, what everyone is saying is correct, But DON'T listen to any one of them one bit. I find myself hitting this problem a lot, but it's PERFECTLY OK.The only reason this is happening is because you have a lot more commercial area zoned than residential so, although the working population may be even with the amount of commercial jobs, the residential building heights aren't even with the commercial building heights. Once again, THIS IS PERFECTLY OK and I will tell you why. You have a city that has the potential of becoming the commercial capital of your region and I will tell you how to do that in a step-by-step format. 1.Start a commuter city next to your big one. 2.Raise all commercial office taxes, dirty industrial taxes, and manufacturing industrial taxes to 20% to scare them off.(we want to make sure commercial offices only develop in your main city) 3.Build your city so that it contains all three zone types and give it all essentials including schools, hospital, etc. 4.Once demand has exhosted itself, go back to the main city and watch it develop. 5.Go back and forth in between the cities until you run out of room in your commuter city. At that point, build another commuter city and start the process all over again. Now for some explanation. This cocktail is the perfect cocktail for reanimating commercial demand. The high wealth residents will provide more workers making commercial demand and also will promote tourism resulting in more commercial demand. Last a good amount of high tech industry will provide commercial office demand. The reason for having commercial zoning is that high wealth commercial services provide a few high wealth management jobs and we want to have as many high wealth residents as we can in the commuter city to provide the maximum amount of tourists.To close, I have a few final notes. First, have fun, the sky is the limit (so to speak).Second, you may have unenployment problems in the commuter city due to commute time. Make sure the commuter city has a good rapid transit system that connects to that of large city. Next, I hope the suggestions help you and if they do TELL ME. Last, if you have any questions, feel free to ask me. -

What exactly happened to your motherboard? -
Try getting any sort of a music CD and downloading it onto the computer. Your computer may have a glitch in the downloading audio files. Make sure that your computer has not picked up any viruses and downloading the latest audio update for the computer may do some thing. Hope your problem is solved. Sim City 4 is REALLY fun.

That sounds very interesting, but where did you get this information. I think that EA might make a game like that, but it would probably require a very fast computer. So in my opinion they'll probably release a game like that some time after Sims 3 so that more's law (I am assuming you know what that is) to catch up with the program. Please by all means don't let what I say put you down ( if it does) , I would really like to here more. Thank you for posting.

I've had problems like yours before. When you query the abandoned commercial builldings it says,"Abandoned Due To Low Desirability," when in all actuality, the area is very desirable. The only such problem is that there is one low desirability factor. The commercial zones have low costumers due to low traffic (which I can see you already know). There are three solutions that I know of: 1. Look a traffic in the data views panel. The default mode will be traffic congestion. We don't want that. In the upper left of the expanded panel should be two choices: congestion, and volume. Click volume. This will show you areas of high amounts of traffic VOLUME (not congestion, the two should not be confused). Those are the places where you should zone your high density commercial unless, of course it is already zoned residential or industrial. 2. If areas of high traffic volume are in residential areas (and maybe even industrial), don't worry, it's perfectly normal. If this is the case try using some one-way roads to direct traffic to a commercial zone which you then rezone to high density commercial. Its good to experiment. 3. If solutions one and two failed to help at all, you may want to consider obliterating your city, which I dont mean in a bad way. When and if you chose to obliterate your city, which is a last resort, you need to replan your city. In planning a new city, you need to consider the locations of future buildings and development. You also need to plan the city in a matter that forces traffic through commercial zones. So have fun planning and get creative. As a final note, I hope my suggestions help you and, if they do, please tell me. -
