This is only happening in 1 of my cities with a pop of about 500k. The roads/avenues flash from having trees in between to like grey concrete, and it lags the game.. it happens a lot too. It doesn't happen in my other cities, and I have one with pop 1.2 million thats fine. Any ideas?

This sounds like something that happens when the avenue medians changing back and forth between wealth levels because of different lots being next to them. There's been a few topics about it, so you might want to look around a bit. Basically, avenues change along the entire length of the network. This includes any stretches connected through an avenue roundabout, so if you have a widespread avenue network, it might take some time for the change to occur. I don't remember if there was a single cause for the alternating medians other than having different wealth lots adjoining them, but you might try breaking up the avenues with cross street sections to limit the effect to shorter sections.

Another trick to stop this is to put a short piece of OWR (both ways) in the area where this is happening.  This breaks up the chain.

    Thanks for the responses. The thing is, it is happening on the ENTIRE left side of my city, every avenue. The part on the right side of the river is fine though.

    Try the OWR work around.  It should interrupt the flow of the problem and fix it by main force and awkwardness.
