Weeds, rabbits... what makes some bats multiply so much ?

Yup, most of them have unsuitable occupancy compared to the space they take up, and/or a too early growth stage.

 

Let's assume you have reached residential stage 5, and there is lots of residential demand. However, your city isn't big enough for stage 6 - yet.

=> The simulator will have to choose between buildings up to stage 5. If most stage 5 buildings sit on 2x3 / 3x2 lots and have 200-300 occupants, but there is that one BAT that sits on a 1x2 lot and has 400 occupants, chances are you'll see this BAT pop up a lot. (totally random and exaggerated numbers just to illustrate the overall principle).

 

Lot size can also matter (buildings whose footprint matches more commonly zoned lot sizes will grow more often than buildings that need uncommon lot sizes), and so can lot density. For example, if a skyscraper is accidentally set to medium AND high density, it can grow on more lots (assuming that your city contains a mix of some high-density, some medium-density and some low-density zones).

    I encountered a small house that grew everywhere but had a capacity far under that of houses the same size... the few others around that could grow housed 12 sims, it housed 3. How comes that one grew too ?

     

    Can it happen when demand is low and there is a lot of space ? (I was just making a little test city)

    The opposite, actually. A lower capacity translates to a higher probability for the building to spawn. Also, lot size doesn't have any impact on it.

     

    For example, if a skyscraper is accidentally set to medium AND high density, it can grow on more lots (assuming that your city contains a mix of some high-density, some medium-density and some low-density zones).

     

    What defines the density is the growth stage. You can't have a building with different density, as that would entail different growth stages.

     

    Growth Stage 1 to 3 -> Low density

    Growth Stage 4 to 6 -> Med density       

    Growth Stage 7 to 8 -> High density

    I have found that the BATs which grow like weeds tend to have a couple things in common:  they are lotted on more than 1 size lot (ex: Bernaeur Strasse grows on 1x3 and 1x4) and/or they are batted to grow in every style (Chicago, New York, Houston, and Euro).  Both of these things are easily changed to reduce frequency -- just delete the extra lots and/or edit (with a tool like the PIM-X) the OccupantGroups to eliminate some of the tile sets.
