Medium wealth R slowest to get happiness?

Anyone else has a problem where high wealth and low wealth R get happiness 5x times faster than medium wealth R?

 

I give high wealth R lots of parks and 1-2 shops and I can get then to high density in no time.

I give low wealth R shops and I can get them to high density right after high wealth.

I give medium wealth R shops and parks BUT not all of them get to medium density and only 1 home in 20 gets to high density.

 

Their happiness level is still at red while high and low wealth are green to the sky.

Do you have a demand for medium wealth?  I'm sure it is not a traffic issue since you know how to lay some kick-ass road designs. 

 

Also, what are you medium wealth taxes?  Below 11%?

    My taxes are 7,8,9%. So medium wealth are at 8%. I almost always have the highest demand for medium wealth workers. Somehow I most often don't have enough medium wealth land value, and have to expand later on.

     

    It's the happiness that is the problem. It always takes forever to go up. Someone told me on EA forums about servicec and civic buildings being close to medium wealth R helps, but I have never seen that to be a rule and them going up in density around those buildings first.

    I think they mean it helps to build medium wealth land value...  I don't know if it actually helps build happiness.

     

    You have me stumped.  Can you post a specific picture of the area?  Or is this a general issue you are having?  

     

    Have you noticed this before patch 3.0, after, or both?

    Medium wealth want 6% tax rate, not 8%.  I'm having no issues @ 6%.  I think medium wealth is much more sensitive to taxes than high wealth.  I find that when a high wealth worker comes home, they bring home a lot of cash.  Medium wealth does not bring home as much cash and is therefore much more sensitive to taxes.

    I could be totally wrong, but each hour taxes takes money from residence and profit from commerce and industrial.  I thought that is what I was observing.
