Commercial demand always sky high

It seems like my commercial demand is always way too high. I have a city of 100,000 people and about 3/4 of my city is commerce that doesn't seem to become skyscrapers. Seems like i'm always zoning commerce. Even if i try to ignore it i keep getting the popup that says i need to zone high density commerce, when 3/4 of my city is high density commerce. I'm reading posts that people can't get commercial demand and im like "what the hell". I've tried raising taxes and everything. Could i get some tips?  Thanks alot!

It simply means that you have unfulfilled demand.. It DOES NOT mean you have to build it. You're the one in charge of the city, not your "advisors". Do what you want within the development capacity, and ignore them. The advisors, if you follow them, will ALWAYS lead to very poor cities. This is one complaint I've had about the game from the start. It is very confusing, especially to beginners, to "do the right thing" only to find your city now has real problems.. You're better off just generally ignoring most of the things they have to say.

    Yeah, i hear ya. But still i tend not to get skyscrapers making my downtown pretty sad looking. I made a separate city and plopped and ton of commercial and it builds so quick (what i would like my downtown in my main city to look like) and i can't understand why it won't build like that in my main.

    I'm think maybe it has to do with traffic? Do high traffic avenues and such make for high customers? i have my commercial area in the center of my city surrounded by residential and the industry to outside and separate city. Perhaps the traffic is sprawling outwards out of the city instead of the center (commercial area) of my city. Anyone have tips on how i should zone so i can have a downtown with skyscrapers?

     I have noticed in last 4-5 cities that area around Mayor's House always has high value. So I now specially design CBD around Mayor's House and other small Gift buildings(like House of Worship, Mayor's Statues).

    Use few med- sized plaza instead.

    See the pic the you will understand what I mean. But of course; demand & education both are required for commercial high rise.
