Farming Help, Please

 I am having a problem with my farm development. I have decent ag demand and a high desirability in the area that I have zoned for farms. But nothing seems to want to grow as far as farms are concerned. I am playing using CAM. Is there anyway to get some more development?

I have never seen anything too advanced looking grow on the farmland... it just looks like rather barren fields and whatnot. So either I have the same problem... or farms are just plain boring.

I keep farming communities out on the outskirts of the region, connected to the other cities by rail and etc

Yea, I have CAM ag mods installed. I have some farms but no new farms in like a year. My education level is 33.

In my experience, once you have the higher density industrial zones develop, the agriculture will no longer grow.

I do not have any other industrial zones developed or zoned for that matter.

Farms don't like educated Sims. Also there are lots of farm mods on the STEX.

Dammit Meg! I so wanted farms on the outskirts of my city, but obviously its not gonna happen...

Just my two cents (I'm essentially new to SC4, not having played since 2005):  I've got farms in a so-far small city of about 12,000.  The city has a high education value and high demand for Ag zones in particular. I have no high density Industrial zones at all.   I placed them initially away from most other development but that's since beginning to merge a bit.  I'm not using any mods so far other than the NAM, although these were all developed before I installed the NAM.
