Commercial Won't Develop

In the city I'm currently playing, I've just zoned some high density commercial in a new area, but it won't develop, and I have no clue why.

This is what I have in my city so far:

267k population + growing

large municipal airport

high density commercial buildings

plenty of parks

Commercial like plazas and landmarks, try those.

Also, this is a stupid idea but, make sure you don't have the game in pause.

And also, make sure that the area is desirable for high density commercial development.

Make sure that it has a quick way to get to and from the residents.

Several connections to neighboring cities and of course like hamish said, Landmarks plopped close to where you want the CS or CO to be build will increase the demand.

Another important thing is you need to build public transportation so the citizen could arrive there for work. Such as buses, subways, monorail, and of course, airport and ports, and even ferry pier.

    in this area, i have desirability for high CS$$$ and CO$$$, the city has a bus system and the start of subway, it has one of the seattle skyscrapers in it, and there are neighbor connections. i also have plenty of plazas

    Plazas are ok, Landmarks are a lot better.............

    Edit: Oh, and patience sometimes helps too. When reaching a point sometimes in your city and nothing seems to move anymore, try different things as mentioned in all the posts above and then simply wait, it usually develops in a couple months after by itself......

    Also, what helps in my cities are converting all your roads to one-ways.

    Your commerce loves good traffic flow.

    A thingh I noticed is sometimes R and C zone s tend to develop faster if you zone them firstly low density, then medium, and finally high, while developing. I don't know if this is related to my low-performance computer, but might help...

    Make sure there is a good amount of traffic volume near the new zones. To make this happen, zone residential on the other side of the new commercial zones I guess.

    Is there enough demand? My suggestion is to just keep building up everything else and patiently wait for development.
