Nice cj and town you have here cant wait to see it developed more. One thought though is that the town seems very griddy so if you want try to put some variation into the street layout

    The town is indeed excessively gridded. While this is the only city in the region at the moment, eventually the cities north and east will make up suburbs, and other significantly less griddy areas. This is the downtown/city center.

    Update 4: Marina District, West-shore expansion

    You guys now get to enjoy 1024x768 res, for all my new pictures. Of course, you have to click the link for all the resolution, but its usually worth it.

    Weather, as of 8:56 Local Time. Sunny, and a cozy 70 degrees F. Next time I'll make sure I post two weather reports, one in F, and the other in C.

    All along Shoreline Blvd., there are new mid-rise developments. The city is selling off and developing land as quickly as it can. Drilling for the city's first metro line has begun as well, as traffic along Shoreline Blvd. is reaching critical, with bus routes already running at maximum capacity.

    Farther south on Shoreline Blvd., you enter the under construction Marina District. While some mid-rises are already complete, the majority are still under construction.

    Lansdale Blvd., and the developing buildings nearby. Lansdale is the main thoroughfare through the Marina District, providing access to the developing downtown core blocks to the north. Lansdale and Shoreline are the main arteries through the area, running East to West and North to East, respectively.

    The crossing of Shoreline and Lansdale Blvds. The planning commission opted to avoid a direct intersection, citing expected growth in both boulevards as reason. The Marina needed street access as well, furthering their case. As such, Lansdale Blvd. terminates at Marina Blvd., just south of the Shoreline Blvd. overpass.

    The technology park, complete with the city's new solar energy plant. The fruit of the SETI program, and it's still not complete. Technology took off with everything else, when the NEFA effectively colapsed as a political force.

    The West-Shore expansion, accross the highway. An archechetect claiming to be from the far away country of "España" got an idea to create an entire neighborhood based on his home. While sims in Neo Essen don't have the feintest idea were this far-away country is, and some have doubts as to whether it exists in the SimGlobe in the first place, most don't care, since the neighborhood looks wonderful.

    Westshore Metro Expansion Project:

    With polution increasing, the city is looking to expand the Shoreline metro line accross to the Westshore district. Two routes have been proposed:

    Route A: Elevated Rail left of Doherty Dr.

    The subway would emerge and run parallel to Doherty Dr., running into the next city (The Industrial District).

    Pro:

     - Cheaper initial cost, due to above ground rail.

     - Doesn't interfere with existing bus routes.

     - Serves the developing technology park.

     - Encorages growth along Doherty Dr.

    Con:

     - Blocks right of way on major thoroughfare.

     - Minimal initial ridership gains.

     - Minimal expansion to districts north of Doherty Dr.

     - Blocks away from current recreation areas.

    Route B: Subway under Westshore Blvd.

    The subway would remain underground, following Westshore Blvd., crossing into the Industrial District along the Neo Essen River.

    Pro:

     - Immediate ridership gains.

     - Easily expandable to Stadium District.

     - Direct access to valuable riverside recreation areas.

    Con:

     - Expensive initial investment.

     - Reduces ridership of current bus routes.

     - Minimal initial economic stimulus.

    Opinions on both options most appreciated. If you're feeling really ambitious, suggest a third one!

    great update! i really like the ave over ave pic, gives me some ideas! as far as your proposals, my personal opinion is i generally use elevated rail for looks only, if i have to pack it in well that just wouldnt fly, and i dont believe it would in a rl situation either if the money was there to keep the coastline pretty. so i vote subway, plus subway is much easier to expand on if you so require later.

    I think you should put both in action. Maybe you can make the A route part of an extension of the subway to the north (up), that would create two subway line making a cross section around the vicinity of the "Brooklyn Bridge" style bridge. 9.gif

    I love this CJ!, yet... how do/where did you got those sea-wall? as I can't find them anywhere! They used to be on here but they've just vanished!

    Subway is indeed far easier to expand. Opinion taken into consideration.

    If the subway extension were to be put in, then that's the most likely expansion. As for both, the city does have the tax money at the moment...

    Already use the RTMSv3. However, I occasionally like to put in the single tile stops, just for flavor, and in plazas and such.

    The seawalls are being plopped back in as we speak. I switched from the ancient v2 2004 jeronij sea walls, to his more recent v3 2007 walls. I toyed around with v4, but all those bloody boxes he puts in the walls ruins the touch. There also isn't just a wall version of v4.

    It takes a while to plop back in a coastline as extensive as just this city, and as you can tell from those pics, I'm having some issues with the riviera housing too. Fear not, they'll both be back in, just after I sort out the technical issues.

    Now, I went through the post for update 4, and relinked everything, since they all went to some random javascript. I'm also in the process of going through all my updates, and linking the descriptions to the models I use. Be patient on this one, since finding it all takes a LONG time. but, I'll keep doing it, so all you anonymous viewers (and registered users of course) know where to go, if you're curious.

    Wonderful cities. 9.gif You do well with your sunken highways and overpasses. I never thought about a sunken highway through an industrial park. I just have them in my metro areas. lol I learned a thing or two from you!

    still looking great. I really like the sunken avenues. You made the retaining wall flow perfectly...which can be hard to make them fit perfectly together. Keep up the good work

    Update 5: Marina District Cont.,

    Convention Center Grand Opening

    Geeze, school takes a lot of time. Hopefully it's just the first few weeks of teachers deciding they have to give tons of HW. If not, well I'll manage.

    So, as some of you may have noticed, the previous update was the Marina District, but it coincidentally didn't have any Marina Pics. Well, I have to save some of the (theoretically) best for when I have a shortage of time, like when School starts.

    The mouth of the Angora river, and the recently constructed Neo Essen Marina (PEG OWW2, requires PLEX membership). With Neo Essen's graceful waterways and islands, watersports grew in demand. The Old Wharf was out of the question for marina housing; Neo Essen didn't want to ruin a valuable chunk of history. Thus, the Neo Essen Harbor was built.

    The Angora River (PEG Pond Kit, requires PLEX membership), recently restored after being nearly sucked dry by farmers. The river is now flowing so strong, the marina had to reinforce the boardwalk crossing it. On the far right, more Marina District developments can be seen.

    The newly constructed Bishops Point Convention Center (City Convention Center, by xyloxadoria), was built in conjunction with a NE-01 Highway upgrade. The highway runs directly under half of the convention center, with the main parking facilities and plaza on the opposite side of Adeline Blvd. Ironically, the first convention held at the convention center was the yearly NEFA meeting, chaired by the newly appointed president, Carin Abramson. Her views are largely pro-growth, and pro-cooperation with other industries. She has begun talks with various other industrial leaders over a joint Ethanol program, designed to reduce the colossal petrol imports that keep Neo Essen running.

    Road engineers had an engineering nightmare trying to squeeze in the neccesary number of exits and on-ramps, while keeping the integrity of the shoreline intact. However, after some inventive road alignments, everything was preserved. To the north, a roundabout (CAMeLot Counter, Requires LEX membership, CAM) with a memorial to one of the founders of Neo Essen.

    With NE-01 extending farther south, the old route was added to Doherty Dr, as the Doherty Expressway. Due to space constraints, it is not possible to go directly from NE-01 Eastbound to the Doherty Expressway without a stoplight. Morning commutes to the industrial district are unaffected, and Metro service is being extended to the industrial district as we speak.

    So, after double checking those annoying javascript links of annoyance, everythings fine. Enjoy!

    yea your cj is good. your region is nice and i like how you showed the fire in the forest and then showed how much had been burned down. if they had a mod or something it would be awesome if there was like ashes and burned trees everywhere?

    some aspects of your city and suburbs remind me of mine but i like it. and your city is better in some apsects as well.

    Your CJ is impressive. Lots of development. In your last pic, your one way road is facing the wrong way, though, and I never really did like the default highway texture, but impressive nevertheless.

    I'd love to get my hands on such a mod too. But alas, there isn't one. The trees do leave stumps when they burn, but that's about it. They certainly aren't visible from such a far away zoom, that's for sure.

    The other textures I've seen look a tad to fancy for my tastes. But, I'll keep it in mind. On the one-way roads, I don't see any facing the wrong direction, and I turned on DrawPaths just to verify. If you're talking about the one way roads in the bottom left corner, then there's supposed to be one leading away from it. That's a proper road, not an on/off ramp.

    Yes, that convention center does. It only occupies a 1x3 land area, but the prop is 8x3 in size. Perfect for, say, plopping over a highway.

    The shoreline, my harbors, and the traffic intersections are perhaps the areas I spend the most attention to. It's always a treat to actually figure out how the heck something's getting from A to B.

    See kj3400's reply for one-way reply. In short, I think you're mistaking it for an on/off ramp.

    I would advise on using more streets instead of roads here and there though... With a street side mod beautiful trees will show up which will make the area's much more beautiful 4.gif

    But that is up to you of course!

    Update 5: Anzar Shopping Center, Lucerne

    Beach, NE-101.

    Hmm, it's been at least half a week since an update, I think. School really takes up so much time, but there's nothing I can do about it, eh? I suspect a number of us are in school anyways, so I'll stop complaining...

    The massive Anzar Shopping Center, on the eastern fringe of the city. The shear size and grandeur of the center has overwhelmed some citizens, but merchandise sold is nothing short of top notch. The Anzar Development group has signaled that this is just the first of many new developments in Neo Essen.

    Lucerne Beach, just south of the new NE-101 highway. Recent developments near the beach prompted construction of actual facilities at this beach, conveinently situated at the mouth of the Neo Essen River.

    Newly constructed piers were built at each end of the beach, for marginal amounts of saftey against currents. While their effect is minimal, they offer breathtaking views of the surrounding estuary. The NE-101 runs just north of the beach, serving the airport, and the new eastern districts.

    Neo Essen's newest highway, the NE-101. It runs an average of 2KM south of the NE-01, terminating at the Airport.

    After two months of construction headaches, the new interchange between NE-01, NE-101, and Doherty Dr. is complete, with a variety of subsidiery exits before and after the interchange. No new land was aquired for the expansion of the freeway, a great boon to nearby citizens.

    Now, there's a giant hole in the middle of the interchange. I seriously don't know what to put there. I've lost my fair share of sleep, debating things ranging from developments, to parks, to just plain old trees. So, I'll turn to my audience. Any ideas for this chunk of land?
