my commercial aren`t developing

Hello there, ive read the walkthrough in gamefaqs but it does not help me..

im having  a problem with my commercial.. it doesn`t developing..

 

all my commercial zone are havign a low customer (and there`s only 2 Commercial where high customer rate)

what should I do?

Im not having any problems in residential and industrial but why im having problem in commercial?

my sims are not poor ( $$ ) and I put the best commute service I have between residentials and commerial (Buses, Monorail, Subway, Roads, Highways) and also covered with police coverage and Parkus..

P.S.

I already patched my simcity4 deluxe and installed Netowork addons Mod

    Commercial zones still develop with low customers. What you might need are plazas (not parks) in order to lift desireability.......check your zones' desireability levels on the data map...

    Make sure to place the commercial zones in high-traffic areas. A good spot is between residential and industrial.

    Bones1 and Instruerean have the right idea. Commercial areas love a lot of traffic, and they really won't develop or receive a high amount of customer until the car or foot traffic is at least 4,000 daily.

    Also, parks (especially plazas) do help to speedy up the development of anything in the game.

    uhm im thinking of this idea... the high traffic area... I checked my cities...

    looks what I got? the high customer rate is where the high traffic occurs 4.gif thanks,.. and also plaza`s.. im trying to experiemtn it.. .thanks guys

    You still have a problem: Many buildings are abandoned and there are a lot of unemployment. Dre, better fix it or lose it.

    Well, development wise, their promixity to your industrial zone and all of that pollution is likely lowering the desirability.

    Also, as mentioned before, you would have to get your commercial development along a very busy traffic route to see any change in customer.

    However, I wouldn't worry about how many customer your commercial buildings have, that doesn't really matter. The more important information would be how many jobs your commercial buildings are providing.

    Usually, you'll have something like 1200/1200. If the number is like 100/1200, that means your desirability is too low (which could mean too much pollution, high crime rates, or low education). If it's smoeting like 1100/1200, then you're doing just fine.

    In addition, your sims prefer the shortest route to their jobs. So adding more road connections that gets them directly to your commercial district (instead of the expressway) helps too.

    The only way to move from one place to another is via Expressway (Where there`s a toll gate) and the Mass Transit and bus and it means more $_$

    You might also want to try giving a particular commercial sector a tax break, for example, medium wealth commercial office.  Make it competitively lower than anywhere else in the region, say 5%  instead of 7%.  That really made a difference in my cities.
