Why won't my R$$$ city develop?<br />I have zoned some 3x3 lowdensity zones in a city where the rich have no taxes at all and the other classes have the highest. I want it to be a clean $$$ city. But the zones never developes and i can't figure out why.<br />I have a private school, a library, a police station, a clinic and a fire station who's covering the zones.<br />There is demand so that's not the problem.<br />It is the first high wealth zones in the whole region and it usually is hard to get the first inhabits of any class. But for low and medium wealth i have learned how to do, high wealth is harder.

You can't only perfect residential zones if you want high wealth you alslo have to perfect commercial zones because high wealth will only move in if you have very, very good jobs.

    So to get R$$$ houses i must first build some $$$ commercial or high tech industries? Must it be at the same city tile or can i build that some bit away?

    education is the key...specially in a new city.  When the sims first move into a new city their educations level (AKA EQ level) is almost zero. To increasetheir EQ level you need to build schools and libraries, and it takes a few years for the sims to travel through, even a well set up educational system that includes all types of schools.

    when doing this as the EQ level rises very slowly , so will the demand for R$$$ sims, and the Com and IND building thy need to get jobs but it does take a few years for this to happen (roughly about 60 EQ you should see the start of their development, the higher it rises the more you will attract). Also R$$$ are very picky of where they move in and stay without abandoment, they require FD and PD coverage and Hospital coverage as well. they also like to be surrounded by parks, this will rasie the land value to incourage R$$$ development

    without these type of civic services, you may get R$$$ to move in, but they will soon move out and cause abandoment , which lowwers the land value , making it harder to attract them latter on. Pollution is also a major NIMBY effect on R$$$, avoid zoning for RES$$$ close to dirty or manuf IND or near power source buildings (most of these produce great amounts of air pollution) or near roads that have high congestion

    you can use the demand from surrounding cities to suck up R$$$ demand, if they been played for a while, but the above mentioned problem of providing proper civic amenities applies.

    most often it is best to keep R$$$ jobs within the same city as most R$$$ will drive their cars even though faster MT travel is availiable, this slows them down and great reduces thier comutetimes and the distances they will travel, they will travel to surrounding cities to get jobs, but it might encourage abandoment

    Yes, but he has education and all that stuff, that's the point of his first post.

    If I were you I'd build it in the same city tile, but it's up to you.

    Let us be brutally frank.  You cannot have an all §§§ city.  You must be balanced.  Who will drive the garbage trucks?  Who will run the photocopiers?  etc. etc.  If everyone is an executive (R§§§) who will shine their shoes?

    I meant a city tile with only R$$$.

    I described it wrong, sorry.

    btw, i got them developed after a while.
