R$$$ won't grow

I've developed a strange issue. All of the sudden, I can't seem to get any R$$$ houses to grow.

In my test city, I've lowered high wealth tax rates to zero. I've layed out some 3x3 and 4x4 low density res surrounded by grass parks, which in my other maps was a sure fire way to get high wealth houses. Land value, education, health, and commutes, water, power, etc are all about as good as they get, and demand for all classes of Res, Ind, and Com is all very high. My res zones will sprout R$ and R$$ in seconds, but no R$$$.

I've installed a number of bats recently, including the most recent NAM and the McMansions set, but could any of these have removed my R$$$ houses from the game??

Any help would be great!

Well, it is surely not the NAM.  Why don't you move the McMansiions stuff into a temp folder on your desktop (out of plugins) and try it then?  If everything is OK now, then you know.

I have my R$$$ set at 9.0% plus I have NAM and I can't stop R$$$ from setting up shop.Granted no Skyscrapers yet but alot of sweet looking homes.

Check desirability and make sure that you are placing these homes in a location where these people will live. From my experience, it's not on the outskirts of a city.

It might be simply that you've already grown enough R$$$ in your region, and you're "full up" for now. Or, if you've seen a drop in education levels or high-wealth commercial office, that could result in a drop in demand for R$$$.

Strangely, I don't find that lowering R$$$ tax rates spurs much R$$$ growth -- for my cities at least.  I find that other factors, particularly pollution and health levels and low commute times, tend to encourage more R$$$ growth.

Try plopping a few parks and tennis courts. You might have hit a demand cap, which those will "bust".

I'm have the exact OPPOSITE problem lol. I can't get High Res to stop. I have 6000 demand for both R$ and R$$ but every time I plop down Med density lots in a few seconds its building some R$$$ highrise, which then in turn delapitates due to "long communte times". At one point in time I had taxes at 12.5% which I consider very high since I rarely raise taxes in anything but industry,

Due to this problem I can't hardly get R$/R$$ to build in my city other than small homes, which is not lowering the demand lol.

Yeah, I have the opposite issue too, which has been common in my SC4 excursions. I'm surprised The Terminator isn't crying gentrification over this yet!

Remember, it is really hard to get more than between 10 - 15% R§§§.  You really don't want more manager/CEO types than this.  There have to be jobs for these guys or they won't move to your city.
