Commercial problems

I have a demand of about 5000 or so of CO $$$; I've zoned a lot of high-density commercial; I know that the sims need more jobs because I constantly see the no job sign above houses/apartments; I have a small international airport, but no new offices are forming at all, not even the small ones.  The city is new, with only 25,000 sims or so.  Any help would be greatly appreciated.  Thanks!

Place plazzas in the commercial areas to boost desirability.

    Build roads and railroads that go out of the city. You may want to lower taxes.

    CO§§§ is not necessarily built on high-density lots.  Try lower density, but make them at least 3 x 3

    I have avenue and highway connections with two other cities, and the taxes for CO $$$ is at 0, but I don't have rail connections.  Maybe that would help. 1.gif  Thanks

    Just make sure that you have some, and that the zones have water, and they're not out in the middle of nowhere.

    Okay, the R$$$ population is about 22,000, with 3,000 CO$$$ jobs.

    Hmm, well zone in places with a lot of traffic. If you have extra money, I would recommend some landmarks and put that near where you are zoning high-density CO.

    Is the demand driven soley by the 0% tax rate? Is there a large neighbor that's skewing the C0$$$? A city of just 25K should not (naturally) be needing the 10K Sims it would require to fill 5K high-wealth jobs. If workforce is 50% of population and Co$$$ needs 65% of its workforce to be R$$, then you'd need 2,000 R$, 7,500 R$$ Sims, and 1,500 R$$$ Sims just to cover current Co$$$ demand. I'm having some trouble with my own C development is some cities so I'm no expert, but I suggest that you moderate your tax rates to attract low and mid-wealth C and I until you build a more robust economic base.

    Ummm.....I may be wrong in saying so but having taxes set so low will for sure increase demand by leaps and bounds.  If you do it to early you will tailspin your city into poverty because all your R$$$ will leave due to not enough jobs and then your C$$$  buildings will go black due to low demand.  I suggest raising your tax rate on C$$$.

    Game default is 9% across the board.  I leave R$ and C$ there.  R$$ and C$$ get a 1/2% savings while  R$$$ and C$$$ only get a 1% savings.  This for me at least keeps demands more controlable.

    Anyone feel free to correct me if I may be wrong.

    Wait...you have 22,000 R$$$ Sims in a city of 25,000? For every R$$$ you need 3 to 8 times as many R$$. For example the C0$$$ I mentioned above needs 20% R$, 65% R$$, and 15% R$$$. The R$$$ won't do the work of the R$$ and R$, they will just be unemployed. So if all those R$$$ were to find employment in C0$$$ you'd need over 95,000 R$$ Sims to work along side them. You don't so the Co$$$ won't develop. In fact the workforce is so skewed to high-wealth that no business can function. You need to Sims willing to get their hands dirty.

    Check your other cities and see what the demographics are. I'd be interested to see how they compare. Failure is the best teacher.

    Okay, thanks so much everyone!  The city has grown a lot, with the taxes evenly distributed now.  The population is now 135,000, with everyone having a job, and quite a few hi-rises!
