    aldara - I downloaded that lot and checked in LE, even if you wanted to change the grass, you wouldn't be able to from within LE.  Only a small portion of the lot uses the grass base texture, the rest is actually a BAT.

    Well all, real life still sucks 2.gif but I've managed a few moments of the day to escape it. 29.gif
     
    And now, for the long awaited next update to Lighthouse Cove.

    With some basic infrastructure laid, the next step was for Residential, Commercial and Industrial development to occur.  After the zoning was laid, the first residents of Lighthouse Cove began to move in.  These people chose the prime real estate along the water.

    The first commercial development was a small family-owned gas station.  It was owned by the Jacqulina Oil Company, Ltd.

    Next came the first industrial construction.  Regional Shipping, LLC. decided that the best way to attract industrial development was to terraform the cove so that a large industrial park could be built next to the docks.  The first dock to be constructed was of course one for their own use.  It was decided that a small dock for a shipping freighter would be built first, and after business began to pick up they would refinance the whole purchase and build a larger harbor facility.

    After their own dock was up and running, the rest of the concrete pier was extended to cover the entire cove.  The docks were their divided into sections and put up for sale.  One of the very first sections of dock that was sold went to the Osaka, Corporation.  The Osaka Corporation was a major shipping conglomorate from Japan that could eventually threaten Regional Shipping, LLC.  Would their start-up organization be able to overpower an organization that was routed in many foreign nations and held over 40% of the worlds international shipping contracts?

    I will post another update later today showing some more pics of the industrial park.  I'm still playing with the God tools to terraform the northern section of the area to give some variety.  I may even try to incorporate a smaller tributary of the river from the upper section and use PEG's new stream/ocean transition...not sure how it would look but I may try it.

    aldara - Looks Great.  I think the residential will develop nicely in the first pic.  Given time it should turn out to be a very wealthy area.  I also like the embankment leading to the bridge there also.  I like the way you did the parking area for the industrial in the third pic and the Osaka Corp building in the last pic is awesome.  I assume you found that in the Japanese thread.....I will have to go look for it.  Great Update...

    Here is an update shot for the industrial park.  It is the entrance to the entire area.  You can see that concrete retaining walls had to be built along the edges of the entire area.  After the area was terraformed by Regional Shipping, LLC., it was discovered that the ground along the water was of a different composition than anticipated.  First, the ground had much more sand than any of the engineers had anticipated.  Second, because of all of the sand the ground retained an abnormal amount of water.  The retaining walls were built to keep the entire cove from collapsing in on itself.  To make sure that the industrial park was stable enough to build upon, the pilings and walls for the docks were driven deep into the ground until they hit bedrock.  Between the pilings and the retaining walls, the entire area was soon deemed safe to build upon.

    After the docks were completed and the industrial park designed, several tennants began construction.  One of the first to purchase land and build was a gentleman named Joe Riggs.  The land he purchased was in the north western most corner of the sector.
     
    He had been a short order cook all of his life, however he had a dream.  He had always wanted to be an businessman all of his life, particularly in the food industry.  So, he packed up his belongings and left Tarrytowne for Lighthouse Cove.  With a little luck, and quite a few loans he watched his dream become a reality...a reality that was called Joe's Greasy Spoon.  Joe knew that the industrial park would soon take off, and the workers from the many factories and the docks would all need a place to eat.  Being the first restaurant to build inside of the industrial park, he knew that he would gain some loyal customers, no matter how many others built restaurants nearby.
     
    **Two things to note**  1) This shot was taken just after the lunch time crowd began to go back to work.  2) The parking area immediately beside the restaurant is for employees only, while the rest of the lot is for Joe's many customers.

    The next tennant that purchased land in anticipation of the coming construction was KOSC Oil, Corporation.  They were owners of many major gas and convenience stations throughout the country.  They too were anticipating a flood of customers, and even more so a flood of money.  They purchased land just to the east of the entrance.  They were open 24-hours a day, because many of the factories were sure to work around the clock.  Several of the pumps were for diesel fuel while others were for gasoline.  They even began advertising their own corporate credit card so that the delivery trucks could refuel as they were returning for the day.

    Within a few short months, many of the sectors properties had been sold while several others were under contract.  The first major company to build was Aldara Smelting, Inc.  (ASIN on the New York Stock Exchange.)  They were in the business of smelting heavy metals for use in industrial construction.  Primarily, copper, iron and steel were worked there.  As soon as construction completed and their doors were opened, many other smaller companies began operation too.

    I am hoping the residential area will develop nicely as well.  I actually bulldozed ALL of my residential today.  I left the zoning but bulldozed all the buildings.  I just figured out how to change the style of buildings, and I wanted all the buildings to be of the same style.  The area is definitely looking good.  The parking you referred to is actually shown more here in this update.  It is actually the parking area for Joe's Greasy Spoon.  And yes, Osaka did come from the Japanese thread...they are quite accomplished BAT creators, I must say.
     
    As for my finals...well, I guess only time will tell what happens with them.

    Terrain work in the region is amazing. I love the port!

    To all:  There should be another update here soon.  I am not totally happy with the inland portion of Lighthouse Cove, so I may be cutting this one short by finishing what I'm building and then filling everything with trees.  I haven't decided yet.  I have another towne, Marysville, that was partially started that I may go to but I haven't decided yet.

    Ok folks...since I try to keep my updates limited to 4 pictures or so, I'm gonna do 2 updates in quick succession.

    Once Lighthouse Cove seemed to be bringing in a good flow of new citizens and jobs, the three founders decided it was time to establish a prominent city government.  The government was fashioned after that of Tarrytowne.  After several weeks of campaigning, Emily Simpson was elected Mayor.  The founders decided that they would act as their own corporation dealing with the shipping needs of the region, while still acting as an advisory council to the Mayor and Board of Regents of Lighthouse Cove.
     
    In their first meeting, it was decided that a secure source of food should be invested in.  Since the local waters around the island were so abundent with fish, a fishing industry was the natural choice.  With this decision, Fisherman's Wharf was constructed.  Several small businesses went up along the wharf, including Will's Fish 'N Chips, Seaside Trinkets and One Eyed Willy's Bar.

    With the construction of the docks, so came industry.  With the industry, so came water pollution.  The pollution was building at a skyrocketting rate.  The Board of Regents was getting short on patience, and ordered Regional Shipping, LLC. to address the situation immediately or they would be turned in to the Federal Government for violating numerous clean air and clean water laws.
     
    To combat the problem, a water purification center was constructed.

    In addition to the plant, a waste water treatment center was constructed to take all of the polluted industrial waste water and turn it into purified water that could be dumped back into the ocean.

    While all of the construction was going on, Regional Shipping, LLC. was busy constructing the first phase of the rail portion of their shipping conglomerate.  Once completed, the next phase would include a round house, repair yards, etc.

    aldara - 2 great updates.....The wharf area look fantastic.  I really like the parks, really makes the area look nice.

    Nice placement of the water reclamation plant.  Fits perfectly.  The waste water treatment plant was done very nicely too.  I like how you used those new lots from PEG for the discharge.  Looks credible.
     
    The rail yard is fantastic.  Again, you seem to have a knack for combining several lots and making them work.

    Whoa!.... RLS striked me hard this week, and look at what I've  missed... 2 if not 3 updates!

    A lot of great work in thoses, the new cement walls are great, just unfortunate about that damn corner glitch (bummer)! 7.gif

    As for your images being crushed are you using MSPaint? If so perhaps you could use Gimp : http://gimp-win.sourceforge.net/stable.html

    This is a GREAT image manipulation software AND freeware! 3.gif

    Your port looks great and I particularly like the way you used the new peg wharf+stream  lots with the water treatment plant! VERY GOOD IDEA! 44.gif
     
    So not much time this morning but had to visit Tarrytown and let you know I'm still alive! 18.gif
     
    P.S. As for Ideas I'm at a loss, being myself stuck in Dol Amroth, sometimes we hit the wall and don't know where to go or do, but usualy inspiration comes back and of we go!

    dhoppeii - I was trying to find a sollution to all the water pollution.  At one point, the entire cove was almost entirely brown water.  I looks decent now, only a little bit of brown water by the corners of each dock section.  I usually don't use PEG's reclemation plant, but I just had to this time.  Normally, I don't use it because I don't think it looks right with the recreational foundation.  I thought he should have put it on the industrial foundation, but that is just personal preferrence.  I used it this time because with the tile height you get when you terraform for the industrial set, the entire foundation isn't visible.  Plus, all the pipes go immediately into the water with no transition.
     
    As for the PEG water transitions...I'd been watching them on PEG's site for a while and waiting to use them.  When they came out, and I got the idea for the water treatment plant they were a natural selection.  I have to redo some of my terraforming to the shore so that everything flowed together and didn't look disjointed, but it looks good in the end and was worth it.
     
    The rail yard, well that is a set of 5 downloads.  I just plopped them how they are supposed to be plopped.  Or, you can think that I downloaded a bunch of lots and put them together on my own...that's cool too!  17.gif9.gif

    I like the concrete walls too.  I love how they tie areas like my industrial park and the docks together.  I really do hate the corner bug too though. 45.gif
     
    You keep saying my images are crushed.  What exactly do you mean?  I actually use Paint Shop Pro version 8.10.  Are you referring to when I resize the images or something else? 42.gif  If you mean when I resize, I use image resize and I keep them at the same ratio so that length and width of the image are in tune.  If you mean something else I'd like to know...but I will download the gimp and see what happens.  Does it have the ability to add the frames that I like? 42.gif
     
    As for the wharf, gotta hand it to PEG...that set just looks awesome.  And the water transitions, well see above my response to Dhop.
     
    Yeah, mental blocks really suck!  I have kind of hit one and I'm trying to work through it but it is tough.  I don't want to go plopping alot of stuff and have the place look like crap.  And yes, I do realize you are still alive even if it takes you a day or so to post in the TRV.  17.gif

    The next couple of updates focus on city government.  The newly elected mayor, Emily Simpson called for a local police department.  She also pointed out that there were a lack of police officers in the area.  She even tried recruiting in Tarrytowne and Smithfield, but they too were suffering from a lack of trained police officers.  An emergency meeting was called between all three mayors and their respective Board of Reagents.  Two major contributing factors were identified.  First of all, all three mayors were relying on police officers moving into the area to staff their police departments.  Because of this there was a major shortage of police officers, and subsequently each respective town was paying quite a bit of overtime to protect their interests.  This discovery led to the second.  There was no way to train any new officers to fill the holes that each department had in their forces.
     
    It was decided then and there that a regional police training academy needed to be constructed immediately.  Tarrytowne and Smithfield each had a limited area in which to build a training academy.  So, Lighthouse Cove was easily awarded the academy.  It would be called the Tarrytowne River Police Training Academy (TRPTA.)  Emily chose a spot close to the center of town for construction.  After several months of round the clock construction, the academy was finally complete.  Coinciding with construction of the academy was the construction of Lighthouse Cove's police department on the same property.

    After construction of the police property was begun, Emily turned her attention to her own city government.  The daily operations of Lighthouse Cove's government were becoming too much to conduct from her home office.  So, in the general area of the police property, she awarded a contract to begin construction on the new town hall.  Soon after the police property was completed, the town hall was completed as well.  A large gala celebration was held on the property of the town hall to celebrate their openings.
     
    ** In the picture you'll notice plazas leading up to the entrances front and back.  These were eventually replaced with roundabout driveways. **

    Well aldara, you once again have outdone yourself with a great looking collection of buildings.  I'm tellin you man, you have a talent for do this.  The Police Academy is fantastic....All the little details really bring it to life.  You also did a great job with the town hall.  What a great looking area.

    LC is coming along nicely. You've done a really great job with the dock areas and rail yards. You definitely have a way of putting buildings together in a very aesthetic manner.

    dhoppeii - I like to try mixing things up...something I can use my imagination with.  When I played SC2 and SC3000, I used to go to the internet looking for pics of real life buildings to use as inspiration.  Now, I don't really do that anymore...but I do draw inspiration from alot of different CJ's.  The area near the town hall and the police academy will actually become the city's governmental center.  I have planned a bunch more facilities there such as a courthouse and a few others.
     
    As for your compliments...43.gif48.gif...thanks man.  It's nice to see someone with such an awesome CJ as yours complimenting me on mine and my skills as a builder.  I do appreciate it.
     
    oroen -  Hey man, thanks for dropping by.  And thanks for the compliment, as I said to dhop, I really do try to use my imagination while trying to keep my cities realistic.  Sometimes I go overboard, but I guess that is normal for any person doing a CJ. 18.gif  Stop back in often.  Once I am done with this map, I may actually start on another map and just keep the CJ going, if I have enough support from my fan base.  We'll see...  2.gif

    To all -  Hopefully I will have an update in the next day or so, so keep your eyes peeled.  In addition to the government related buildings and all the shipping related stuff (rail and sea), I am starting work on a highway project for the TRV.  That will be coming soon, and I will tie it in to all of my updates.  For now, here is a sneak peak of the project to wet everyone's appetite until then.

    With all of the industrial development going on within Lighthouse Cove, it was evident that the shipping hubs would need to be 100% operational within a very short time.  Soon, the initial port that Regional Shipping, LLC had built along the docks was suffering a three week backlog for shipments because of it's lack of capacity.  Because of this, the railyard construction was accelerated to a lightnight pace so that an alternate shipping method would be available.  Soon, the railyard was finished.

    In addition to the rail yard itself, several maintenance yards were needed.  Also, in anticipation of the farming industry needing a shipping hub, a grain shipping facility was also constructed.  Commuters were also beginning to grumble and a passenger station was built to accomodate them as well.

    Several shipping companies immediately moved into the area and opened up regional offices in Lighthouse Cove.  To accomodate the many locomotives that were travelling in and out of the area, a round house was built by Cinatit Shipping, Inc.

    To accomodate the shipping needs that were quickly piling up, Ocean Front Shipping, Inc. was created by several local businessmen that were fed up with the delays going through the Regional Shipping, LLC. port.  The new port was bigger and better than the existing one.  It's capacity was much larger and it also accepted shipments by rail, which the existing port did not.  As you can see in the picture, to facilitate transport into the facility, a truck transfer station was built so that the truck traffic into the port could be reduced somewhat.  Typically, local shippments were required to be trucked directly to the port, while long-distance shipments, which were typically bigger, had to go to the transfer station to be hauled in via the railway.

    It was also around this time that the military leased some dock space and constructed a small naval base.  This base brought many much needed jobs to the area.  These jobs were both military and civilian contract positions.
