  2. In a suburb of my city No Road Connection zots have appeared above every property. These type of zots usually disappear but in this case it has resulted in abandonment. Despite every house having a road connection I presumed that Sims in this zone were having to travel too long to find jobs resulting in No Road Connection zots. I have tried to tackle this by bringing jobs close to the residential area by building a commercial zone in the heart of the residential area. There is also a large industrial zone fairly close to the residential zone which is also another source of jobs. I did notice, however, that when the commercial and industrial zones grew this mitigated the number of No Road Connection zots and abandonment. I then bulldozed the houses that were abandoned, new houses were constructed but the process repeated again with No Road Connection zots appearing and resulting in abandonment. The traffic data view reveals that most of my road network is green with no areas of congestion. I have a population of 96,161, with 39,170 commercial and 37,892 industrial jobs. Whilst abandonment has been concentrated solely in this neighbourhood with no other areas of my city experiencing this problem. I also have the NAM (simulator Z, high) and the CAM installed. I have run out of ideas on how to tackle this, has anyone had the same experience and been able to overcome it?
  3. My zones won't develop

    I've got the exactly the same thing. I've zoned for a residential area for my city (population around 75,000) I have waited 2 Sim Years for it to develop and not one house has appeared. Even though residential demand on the RCI has skyrocketed, the desirability for the area is high and it has utilities such as water and electricity. I've also placed parks in the residential area. Can anyone tell me why this is happening?
  4. Abandonment due to commute time. HELP

    There are a few ways in which to stimulate industrial and commercial growth (you may know these already). Firstly you could establish connections to neighbouring cities (or to Sim Nation if you do not have any cities on adjacent tiles) this will stimulate growth. Secondly you could attract more commerce and industry by lowering taxes. I don't know if you invested much in health and education, but in the long term this will attract more higher paying jobs in your city. Also there is something called the "Super Demand Mod" that you can download from this website (STEX Files), the description states that it boosts Residential, Commercial and Industrial Demand. Though I have not used it myself. From reading your first post you said that you have not downloaded the NAM. I recommend this if you want to reduce commute time as it increases the capacity of your road network (if install "simulator z") thus reducing traffic congestion. Though from experience the NAM helps it does not entirely remedy the problem of "abandonment to commute time" as you still have to ensure that you have a good city layout, plenty of jobs, adequate mass transit etc etc. Hope this helps

    There may be not enough jobs in your city. Is abandonment due to "long commute times" concentrated amongst your R$$$ and R$$ Sims? As even though you may have some CS$$, CS$$$, CO$$$, CO$$$ and IHT jobs only a certain proportion of these jobs are actually taken up by R$$$ and R$$ Sims. The rest are taken up by R$ Sims. The message "abandonment to commute time" can also mean that your Sims have travelled all around the city and that they cannot find a job as well as that your Sims cannot get to work because your transportation net works are too congested. Perhaps the former is more relevant to your city the fact that your Sims cannot find work rather than they take too much time to get to work. I had to the same problem as you even after installing the NAM but I found that by taxing R$$$ and R$$ Sims more highly this controlled their population, this meant their were enough jobs for them when they settled in my city. I also found that by setting up good transportation networks with my neighbouring city (with lots of jobs) that this enabled some of my Sims to commute to this city and find jobs. These are just a few ideas for you and I hope this helps.

    OK this mod prevented dilapidation of my commercial buildings, but one problem was that these commercial buildings, which would have become dilapidated, did not provide any jobs. Whereas previously (prior to installing the mod) even though commercial buildings still became dilapidated they still provided jobs.

  8. I have been having problems with abandonment of residential areas due to commute time and/or lack of jobs. To remedy this I have installed the NAM (June 2009 version, simulator Z) but the problem still persists. I have managed however to control the numbers of High Wealth Sims (R$$$) and Medium Wealth Sims (R$$) settling in my city through higher taxation; this has meant that have eradicated abandonment amongst these groups. Though the problem still persists with Low Wealth Sims (R$), when I zone residential areas and these zones subsequently grow I literally get scores of no Job Zots. I have tried to tackle this by bringing employment close to residential areas. For example creating commercial zones close to or in the heart of residential areas. Though what I am finding is that low wealth Sims are not taking up jobs, and that only half the jobs have been taken up in the commercial zones that I have built. Also I frequently get the message “Full Employment Without Enjoyment” which states that not enough jobs in my city have been taken up by Sims, indicating a lack of manpower, but this is simply not the case!!! Secondly I have tried to bring industrial zones in closer proximity to residential zones (though I have tried also to mitigate pollution levels, which could also create further residential abandonment, by discouraging dirty industry through high taxation, by building them close but not next to residential areas and by planting trees around the industrial areas). To a certain extent this has helped to reduce abandonment amongst Low Wealth Sims, as after I have built industrial zones the amount of No Job Zots have decreased. However after building lots of these industrial areas demand for industrial zones has decreased, and I am now left with some residential areas with no industry nearby with high numbers of No Job Zots. I have also looked at congestion within my road network and most if not all roads and avenues are green (rather than yellow or red). My public transportation system is fairly good as I have lots of bus stops in and amongst residential, commercial and industrial zones. I have no other means of public transportation but the population of my city only totals around 35,000 so I presume that an efficient bus network is sufficient for the moment. This is my first city I have built after installing the NAM and despite trying various other strategies the problem with residential abandonment and commute time still persists. Does anyone have any other ideas?

  10. High Wealth Residential Abandonment

    I have already tried placing subway stations in the heart of residential areas but still I am getting abandoned buildings due to commute times that are within 10 tiles of the subway stations. I haven’t given the layout of the road network much thought. Do you have any ideas about how to improve the layout? Also has anyone downloaded the Network Addon Mod (Jan 2009)? Does this help to reduce commute times?

    Thanks for your reply. Like with you I think the problem is down to commute time. So I have built subway stations in the heart of residential areas, stimulated growth in CS $$$, CO $$$ and High Tech Industrial jobs near residential areas. Whilst I have used ordinances like the carpooling scheme and the shuttle service to incentivise use in public transport and to reduce traffic congestion. But still I have had no luck.
  12. I am having some problems with High Wealth (R$$$) resident abandonment. I thought that the reason why this was happening was either that there were not enough High Wealth jobs in my city (as no job signs are appearing over my High Wealth residences) or that the commute time was too high (as after a while the dialog box indicates that commute time is the reason for abandonment). I have tried to tackle both these factors by stimulating growth in High Wealth jobs in High Tech Industry, High Wealth Commercial Services and High Wealth Office Services. I have also attempted to reduce commute time by investing heavily in mass transit by building an extensive subway system and numerous bus stops and upgrading streets to roads, roads to avenues and avenues to highways when necessary. Also I have also tried to tackle traffic congestion by implementing ordinances such as the Carpooling scheme and the Commuter Shuttle Service. Despite this I have had no success even though the number of High Wealth jobs in my city outnumber the number of High Wealth Residents (as indicated by the jobs and populations graph) and that I have kept traffic congestion down to a minimum. I am even seeing abandoned High Wealth buildings that are next to subway stations or abandoned buildings just a block a way from High Tech Industrial Parks with masses of High Wealth jobs. I have now completely run out of ideas, I have got a city full of abandoned residential buildings with no idea of how to turn this around. Has anyone been in this situation before and managed to tackle this successfully?
