Is demand for commercial indeed that low?

I like to create my maps with a kind of historic developmemt in it: small villages clustered around roundabouts (I miss a church!) or alongside riverbanks, that then later get gobbled up by the larger modern buildings. In each village I like to include some petty shops. But I noticed that demand for commercial zones is very low: less than 10% of my zones is commercial, while residential and industry/offices are about equal in size. This leads to the commercial zones never developping or getting abondoned. Is this by design? It strikes me that due to the low demand for commercial zones industry must export it goods as there is hardly an inner market.

Some say that there is too much commercial for the population. The needs for jobs can be taken care of by offices or you can have an export economy.

Do you have a lot of parks? I *think* parks take some of the commercial demand, at least from a tourist point of view.

    I do indeed have lots of parks. I like to center buildings around a square with a park or plaza in the middle.

    It seems to be a known bug that once you start to grow, commercial demand (the blue bar) seems to stagnate. I believe the Devs are looking into this. 

     

    Check out the graph for my city. As you can see, the commercial demand grinds to a halt around 2026 and stays the same even when the rest of the city keeps growing!

    Its definitely the parks. I too had a ton of parks in a fairly big city (45k) for C:SL standards but It was mostly all offices and residential - never any demand for commercial.

     

    As soon as I heard about the parks (becuase of tourism) satisfying the commercial demand, then I deleted all of my parks and the commercial demand bar went from nothing to maxed out instantly. Of course you need to have some alternative parks with no toursim to replace your default parks as you do this or it will cause a lot of problems in a hurry (land value, abandonment, etc). It's best to replace them as you delete them for a smooth transition.

     

    The developers are looking into it as a possible fix in the first update according to their faq.

    I have tested this mod and it indeed works. I can place all the parks I ever want and commercial demand is now normal.


    Dear sir/madam/whoever will read this!

    This profile is now defunct.

    Computer problems and issues with accessing my Imageshack account meant My SC4 CJ Scrapbook was lost and utterly irretrievable. This setback put me off SC4 for many months.

    Apologies for the inconvenience and for the lost pictures.

    But that SC4 itch did not go away and it had to be scratched! I have started afresh with a new account here- The British Sausage

    The URS is a spiritual successor to the SC4 CJ Scrapbook.

    With this update this will be the last time I visit my original Simtropolis account- admin/mods feel free to remove it or do whatever you need to do. I have no further use for the Ln X (BLANKBLANK) account.
