Welcome to the game!

As a general rule, most low to medium density buildings tend to be growable -- especially large packs of buildings. Ploppable residentials are quite unreliable. This means they don't work correctly with the game's simulation, and can therefore abandon quickly. So you'll find that most residentials will build on their own, of course, when the conditions are suitable. Most larger uploads (such as skyscrapers) will feature both a ploppable and a growable version. But as SimMavGER said, this is usually stated in the description or readme documentation. It's always advised to read this thoroughly, as important information may be given.

It's worth mentioning that all growable buildings (including custom ones) fit into a specific tileset, which is the type of architectural style that a residential or commercial building represents. There are four tilesets in SC4 Deluxe:

  •     Chicago 1890
  •     New York 1940
  •     Houston 1990
  •     Euro-Contemporary

These are the ones that appear in the Building Style Control. Here, certain styles can be enabled / disabled:

To cover all lot types, it might be worth selecting "Build all styles at once". By doing this, it allows for maximum variety in the styles of lots that can be built.

Hope this helps. :)
