Is there a way to prevent I-H from degrading to I-M?

This is kind of annoying.  Im trying to save some I-H buildings from being replaced.  I make them historical, but if demand drops just a bit, the building degrades and is then replaced by an I-M building.  I know I can just tax I-M out of my city, but I would rather not do that.  I would also prefer to not use a demand mod as that is kinda of cheating.  Are there any other ways to prevent this problem?

Never seen that with buildings marked historical.  Are there other factors, like pollution, that might contribute to this?

it happens in my game also all the time.. but i have so used to it taht i can create cities with kinda stabile needs..

but yes, if house gets abonded and there are need for different type of house, they take it down eaven if its marked as "make historical".

Is it the same building but just being used as MI? I for some reason don't have that problem (not tooting my own horn) but seriously I have two HT-I cities both full yet demand for HT is still through the roof. It seems the only time I have low demand for HT is when I first start a region out. Now of course I always raise taxes on D&MI in my HT cities. I do try to keep all industry separated. It seems to work better for me. When demand drops for any one of my industries I stop playing the city till it grows again.

For you though outside of parks and plenty of H2O IDK how to keep your HT buildings.

Buildings do not really degrade to low(er) wealth or density, at least directly. Buildings and lots may only be upgraded to high(er) wealth and/or growth stage. They may "dilapidate" though to lower wealth (eg R$$$ may dilapidate and house R$$ or R$ sims), but this is reversible. They may even get abaondoned (completely) and then redeveloped (eg abandoned I-HT may be redeveloped to I-M or I-D).

 

As for what is causing this problem in your city, I don't know, but I suspect two possible causes:

- A (local) drop in desirability. If your I-HT area suffers from crime, pollution, garbage etc, desirability can drop below the required threshold, and this can cause your I-HT industries to be abandoned - not sure if industrial buildings/lots really dilapidate.

- Have you set the I-HT taxes too low? This may have caused too much I-HT growth, so much that your workforce may not be able to sustain. In such a case there is not much you can do. As a first measure you can set the I-D and I-M taxes high, so as to keep abandoned I-HT buildings/lots from redeveloping to I-D or I-M. Also make sure that you have exhausted (satisfied all) R demand, of all wealth types (this will provide some additional workforce - give 'em educational facilities too). But in the long term you must slowly increase I-HT tax rates, to reach their neutral level. This will give the development in your city stability, eventually avoiding those burst and bust phenomena.

    I know that R and C can get lower wealth and "infested" with lower wealth sim, but the building stays the same.  This is only happening with IH/IM.  I marked an IH building historical, but demand dropped and the builind abandoned, then like 2 seconds later, 2 smaller IM buildings popped up on the lot.  IH demand will rise again and the same building will regrow.  This is a 6x5 IH building, when its become abandoned, 2 3x5 lots will grow in its place.  Ive watched this happen in 2 areas.  1 area in particular keeps cycling like this.  I have not seen any of my R or C buildings do this.  They just get the lower wealth guys move in, then move out.

     

    I have not touched IM or IH taxes since starting this region.  I only lowered R3, CO3, and CS3.
