How to get high density commerical?

Hi,

 

so my area of commerical buildings is three times bigger than the residental area and am kinda spreading too wide. I would like to get some high density commerical buildings, because I have 6000 people living in one house and the maxiumum employment of a commerical building is under 200. So everytime I build another hi-rise in my city, I need to spread the radius of my city by 2 blocks. Hundreds of shops in a row, It looks ridiculous.

 

So I am asking what do I need, to get those high density commercial buildings?

Well, zone for high density commercial? Also, you need a certain minimum amount of population, I think it's 80,000 (could be wrong, I guess someone will correct me). And don't listen to those nagging advisers. They always tell you to zone more commercial. They probably get commission ;).

 

Commercial buildings also have jobs in the thousands. One you get relatively early, Vu Financial, has something in the mid 6,000s.

The high density commercial depend on a minimum population and regional population of the same developer type. To get stage 8 CO$$/CO$$$ there will be a minimum population that must already be in your city.
 

The minimum requirements:

City residential population: 80.000

Region-wide Commercial Office Population 2% (combined CO$$ and CO$$$): 43.859

The census repository facility will help you keep a good eye on this if you interested to use it.

 

Besides the minimum requirements above, don't forget the desirability factors. Build enough neighbor connections, the flow of traffic is a good desirability for those commercials, build an airport if you don't have it, and some plazas to encourage their (commercials) growth. Last but not least, keep a good control of your education system. A high rise commercial will need high educated sims. However, it should also be noted that you still need the R$$ and R$ to balance the percentage of workforce and occupation demands.

:ooh: comercial zone need high traffic road in front off them. Also comercial services demand affected by I-D and I-M while comercial offices affected by I-HT and some I-M.

I am stoked!!! For the first time ever I got not one but two of the Predinna Pharmacuticals in my city :D. Apparently one can artificially raise CO$$$ demand by bulldozing other CO$$$ buildings go figure!!! I just wanted to get rid of some of the 50,000 Freytag buildings I had. I noticed the more I bulldozed the higher the CO$$$ got till the skyscrapers started building!!! Sweet!!!

If you concentrate your CBD in a small, clean area with high traffic and have level 8 population (around 80,000).  Drop in some plazas and parks at some convenient cross (2 x 2's will do).  The trick is to upgrade the zoning in your CBD zoning and not to enlarge it.  If you get to the point where you need larger lots (4 x 4) you may have to bulldoze some buildings, but generally rezoning will cause lower level buildings to be gradually replaced.

 

Single residential zones are best to surround your CBD.  If you use 2 x 1 lots you won't get any mansions there.  Most CBDs are backed by residential while the main drags are ever smaller C radiating away from the CBD.

 

All this has to happen slowly, deliberately.  Don't rush it, and give it TLC, and you will get a really nice business district.  Remember to arrange for your go-to-work-in-industry traffic to pass though your CBD.  Be forward thinking and subtle.

really, so that always work like that. I ever coincidentaly buldoze a R$$$ skycraper, and then it replaced with better skycraper. I though it just coincident :D i am afraid to buldoze other, maybe it will not always replaced by better skycrapper :P . But if it always then, ill put in on my trick lists :D

    I only have one city in my region, I want to concentrate on that. I build it slow and carefull, I don't want to $%&^! it up, like any other city, I have made. I chose the biggest map and I try to fill it up. Get best of what an individual city unit can offer. Get far in the game. For example, I think I've never seen more than 500 employees in a commerical.

    Ok got the picture now! You are really hampering your efforts with only one city. Built an industrial city or two then maybe a ghetto city to make demand in your main city skyrocket. The game really is about regional play.

    Reduce the size of your commercial area and squeeze it.  Change the zoning to high density if it is not there already.  If you don't have 4 x 4 high density lots on the corners of the busiest streets, it is a good idea to force this by bulldozing and rezoning these lots.  Add a couple of 2 x 2 plazas.  Arrange your traffic so that it is very busy (overloaded) through your CBD.

     

    Expand into the region.

    Well, lad, you need to start thinking of neighboring cities. Don't isolate your city. In case you didn't notice my comment before, you also need to pay attention to your commercial population. 100.000 population, yeah what population is that in particular? Residential, or the combination of R, C and I?

    Nonny...your quote "Arrange your traffic so that it is very busy (overloaded) through your CBD." is something i constantly struggle with.  i'm not good when it comes to dictating routes and things like that, and was wondering if you (or anyone else) has any tips/tricks they use when laying out the main drags to ensure all traffic passes through the CBD.

     

    For example, let's say i have an avenue stretching across the map...would the layout then be R$, $$, $$$ ---C$, $$------CBD; C$$$ --------IND, which the dashes being the road?  my worry with this is that my residents will have too far to commute to get to the IND areas, especially if they have to deal with traffic in the CBD.

     

    Or am I completely wrong about this?

     

    i hate my current zoning...i start off with the best intentions of an interesting yet functional infrastructure, but always end up with the boring grids with way too much commercial zoning which makes the city look a little unrealistic.  when traveling i always like the aerial views from the plane and try to incorporate them into my cities, but it never translates when i try to mimic the layouts.
