Residential demands below the belt...

I just recently played SimCity 4 last week and had 2 cities put up. One city has a small residential pop. and medium industrial. The other city (the city I mostly play in) is in positive growth (5k sims) no industrial only agriculture. My city kept growing until it reached the point where all my residential demands are below the belt. :|

My commercial and industrial demands are good (I raised the dirty industry tax high to stop em from stepping in my city). I have a small fire station with good coverage and a large police station because of some crime problems. All of my city ratings are good except safety which is middle rating.

I think stop the I-D from growing in a new city is not a good idea. I think you don't really have any problem, simply add more commercials and industries should be able to raise the demand for residential again. Also make sure if your city is well-balanced, and the number of R$$$ in your city is controlled so their number will not become too many. Also make sure if your city is acceptable for those commercials and industries to grow (Look at the desirability graph).

1. It means you zone the residential more than your city needs. To balance this, simply zone more Industrial or Commercial, and dont zone reclessly..note that you must always check to the demand graph before zoning and see what type of development needed. And when i say check, i mean click it, not just see at your UI. You'll see each type of development graph when you click it.

2. I couldn't agree more of mr.jason words about not letting I-D grow in the new city. However, when your city's education is already high enough, then it wouldn't be a big problem. A well-educated sims will prefer to work in I-M or even I-HT or CS and CO.

Well, if the educational level of the city already high enough to stop I-D from growing, then even if you keep the tax at 9%, still, the I-D won't grow. And during that time, I-D buildings usually already abandoned and replaced by either I-M or I-HT buildings. C demand will also skyrocketing, but it usually, it takes 100+ game years to reach such condition. I'm not so sure if playing for a week is enough to make the city become matured enough and a city with only 5,000 peoples usually is not a matured city, that's why I said if stop the I-D from growing is not a good idea (since I-D also provide R$ jobs) in new cities. Btw, if the sims around the city are well-educated, then it supposedly okay for replacing I-D with I-M and I-HT.

I agree with the foregoing solvers.

I would also pay very close attention to traffic volume display. When you put up some more commercial to attract more Sims, it is important that the traffic past the commercial sites be fairly heavy if you want to get decent response.

And keep an eye on your Population by Age display. The bluer this gets, the higher the demand for museums and arts buildings.

What version of the game are you playing? Simcity 4; Deluxe; or the digital download?

Aaa,..yeah...which is why i said "i could't agree more" before...it means i agree with your words, dude... :whatevs:

But what exactly a mature city means here?? A city based on number of population with skycrapers and well-educated sims in it?? I don't think so...you can still build your city and get matured with only tiny population and without education at all,...you might say this is unrealistic, but in SC, it does happen, cause you can create your city in your own way.

I once built an I-D city in my region, with not more than 15k resident. it's in a small size map, actually. That way, you must keep education well controlled or no education at all. It was a well-structured Industrial City. Well balance funding, crime in a good shape, mayor rating good, water, power, roads connection, and all other aspects were well-controlled, minus education, of course....and all i can say is, that was a very mature city....

In my opinion a mature city is not always about the amount of population, how many schools, or skycrapers you have in one city...a mature city, is also a well-structured city. You can have huge population and schools in your city, but once you ignored the structure, you'll never reach maturity.

    Yes. I have NAM, SAM, and RealHighway mod. Im currently working on two cities (Hampton and Colanstine) Hampton with 6k sims and Colanstine with 7k sims. Trying to solve some traffic jam problems right now and I will probably build connecting cities to boost both cities economy. :D

    With the NAM istalled, traffic problem should be easier solved. And not just "probably", but you "should" build a connections among your cities. A city without connection, is a city without future.

    Since you are not complaining about crashes, I suppose you have a properly set up version of Deluxe or download.

    Srry for late reply... I was busy on Christmas day. Im currently trying to solve traffic problems in Colanstine... cars are jamming in a section of my avenue. Im also building a connection city beside Colanstine. :D

    I suggest you to just do two things to solve the traffic problem, add another road as alternative and also add some mass transit like rail or bus.

    It might be worth considering a short stretch of subway along the very congested avenue, and some good transit links to get there as well. You can later extend the subway as needed.
