Wealth sinking

Four large tiles with 1 million Sims. Education in all region is high and health is high. All of a sudden wealth drops in all tiles and low demand for R$$$ but R$ and R$$ is high and all CO is negative demand even though CS is high. Education still remains high. Any ideas why this is happening?

How about taxes? Are they still at 9.0%? If so you rather need to reduce them a little. For a 150K city reduce them to 8.9%, for a 450K to 8.8%, and for 600K 8.7%. For even larger cities you will have to reduce them further.

Another possibility is demand caps. Download and install my Chamber of Commerce and Industry and/or Census Repository from the SC4D LEX. The query will tell you if you have hit demand caps. If so, build road/avenue/highway/rail/elrail connections or an airport. Several other civic buildings raise demand caps too.

Finally your population may be aging. In such a case develop more R$ and R$$ areas (you have the demand). CO$$ and CO$$$ employ $ and $$ sims too. CO$$$ employs 15% $$$, 65% $$ and 20% $ sims. So, offices do need them as well. Newcommers have a low EQ (20), and it will take some time to be educated.

If you have positive demand for CO$$, CO$$$ or CS$$$, try to satisfy it too.

Svachon, do you have an opera built in your cities? If you do, maybe the problem is there. Sounds like a set of mature cities aging out. How are your population by age graphs? Lowering taxes will reduce your income, so you can't afford that unless you encourage new Sims to come to your cities. Try dropping some ordinances. You don't need Neighborhood Watch if you have good police coverage, etc.

    I think I found the problem, it appears to be the Opera House. I deleted them in each city and immediately saw the demand for R$$ and CS$ and CS$$ go up to positive in each city. Very interesting.
