Hullo Simtropolis! Long time listener, first time caller here! Anyway...

I'm in the midst of growing a city on SC4 that is about 25,000 citizens right now. I have a strong R$$ population as well as a respectable R$$$ population. My R$ is probably lower than to be expected, but I am in the process of growing that. That's just a background of it all. My city is in an odd flux of wanting lots and lots of commercial buildings but little to no industrial, barring farming which is barely industrial. Why is this? To start I was rolling in industrial demand, but now it's dwindled to nothing. My buildings aren't being abandoned or anything, but I do wonder why I can't even get any manufacturing done. Whats more, with this higher demand for commercial offices, mostly C$$ and C$$$, my current commercial areas aren't rebuilding themselves in order to accommodate for this demand. Whats the deal?

you will need certain number of commercial jobs, added up all over the region to increase to each building stage. SC4 deluxe has 8 building stages. I think, but i am not sure, but you need between 1/2 a million and 1 million commercial jobs in the region in order to unlock the largest (edit) CO$$$ jobs. the same cap goes for the housing staging caps for number of sims and slightly less for industrial with how many overall industry you have.

they may have the demand for it but they may not have the capacity to do so yet.

build a few small towns to up the regional population and job count then go back and see what happens :)

also maybe try to zone some 4x4 commercial to get a bigger building. holding shift will help with that.

well i hope some of that helped you out.
