I am having this problem a lot. I have NAM installed on SC4 Deluxe Edition. Whenever my city starts tp thrive, all of a sudeen there are empty buildings all due to 'commute time'.

Has anyone else experienced this problem ? I have loads of opportunities, and jobs in the game so I cant see the problem.

I have to keep demolishing it as well once they are abandonded.

Any help pleasE?

Try upgrading your roads or streets to avenue. Also, try building some highways.

Are the abandoned residential buildings high wealth? Even though the games says it's due to commute time, it's usually a job issue. Even the richest offices emply relatively few high wealth citizens, meaning you will have more rich sims moving in than there are jobs. Try raising taxes on high wealth sims to prevent them from "cancer growing", and make sure you have enough low wealth sims. I've had dense cities of millions with near to zero employment without using highways so don't feel you have to use them if you don't want to.

are you using the default pathfinder? you can change it in the NAM files. 'Simulator Z' might work for you, its a more realistic pathfinder, and the sims commute longer distances.

Something i found out works wonders for high wealth residence, set the R$$$ tax to 13-16 and R$$$ will only come when completely needed. I have been doing it for about a year in major and minor cites and it is the best solution i could find, and works great.

Upgrade your streets to roads. Build avenues, and highways if necessary. Construct a mass-transit system.

Building the highway is actually pretty simple. Just plop onramps onto the roads that you want to give highway access to, and then plow the highway itself through the city. You will have to level some buildings if you already have a lot of development on the map.
