Need a few zoning tips.

Hello Everyone,

First of all i hope i'm opening up this topic at the right place. If not, sorry about the disturbance.

Secondly, i checked the tutorial topics but couldn't find anything specific about my problem.

Okay, my problem is that I manage to get high demands for commercial and industry but somehow those demands are not fulfilled. To speak clearly, I have a good amount of residential demand including $$$ Sims. What happens is they move to my city but they cannot find a job. Ok, i know there should be CO-$$$ or CS-$$$ for those people, but the problem is; even though i have the demands for  CO-$$$, those building don't develop well. I mean all i get are small shops and stuff, I can't get offices with bigger job opportunities. Another thing is, I don't know the difference between CS and CO buildings. Why am I having CO demand sky rocketing while CS demand bottoms. I think I remember it was something to do about crowded places, meaning high customer potential but I might be wrong, anyhow.

To sum it up, even though my CS demand seems low in the screenshot below, i usually raise it to some degree. But whatever I do, I can't get enough high density commercial places whatever the demands are. So while my residents are increasing, number of jobs in my city insists on not increasing. What am I doing wrong? (This applies for high tech industry too as you will see from screenshots)

To help you i will list what my city has:

Largest airpost (game default)

Stock market

Convention Center

40~ Commute time (even though i place subways and bus stops everywhere and use avenues regularly)

Around %85-90 Safety

195-200 Education level

Highest level of life expectancy.

Pollution is zero (radical ordinance)

I also connected the neighbouring city with very large amount of high density commercial zones and high tech industry zones.

I don't know if I skipped anything and the topic is kind of messy and confusing, sorry about that.

ps: I know the flat&grid layout is boring but i'm kinda in learning process so bear with it please 3.gif

ps2: Idon't use radical ordinance or anything else for boosting demands. on the contrary i use the "less abandonment mod" to avoid burst growth.

If i skipped anything please let me know, thanks!

Well from the looks of it, you might want to get some low wealth residential to move in. Even though there might be demand for jobs, if there is no one to fill them, the workplaces won't develop. Try slapping some taxes on R$$$ and get some R$, will probably help in increasing your job amounts.

    1. Get a better Balance between Residential and Workspace.

      60% of your Sims can work so Industrial Jobs + Commercial Jobs = 0,6 * Residentials is a rather good working formula! 2.gif

    2. Keep traffic out of the residentials and through the commercial areas

      Create some major arterias between Residential and Commercial and zone there commercial. Connect the Residential with loops and Cul-de-sac. 

    3. Get R$ in! You'll need them, too! 

      hey don't mind some pollution so don't mind zoning residential close to I-D and I-M! 

    4. Keep too much R$$$ out of your town! 

      They are just too picky and demand too much without staying! 

    5. Mix the zones! 

      Zone some commercials in Industrial and Residential areas. It shortens your way a bit! 

    6. Plan Mass Transit! 

      While Busses are the necessary basement ElRails and Railway will transport more passengers without clogging your roads (given that they are laid out good - just click my sig) 

    7. Zone low! You wouldn't believe how many Sims can live on medium density zoned map! This way your street woun't clogg too much! 
    8. Built neighbour cities and connect them!
