Public Parking Garage Help

I already searched the thread but couldn't find the answer for what I'm looking for.

So, here's the thing.

I build a public parking garage next to a bus stop or a subway in the residential zoned area. 

Tried using it in several different cities and regions but never goes over 1~2% of usage.

It's not being efficient for public transportaion.

How and where should I place the parking garage in order to be used by many?

It's best to put it in a low density residential area so that way sims that are not with n walking distance can park and ride! At least, this is how it works for me. Also, bus stops and subways are hard to get people to park and ride for. I find monorail or HSR or Elevated rail works best.

They don't seem to apply to train stations, as they have their own "infinite" parking lots. If you query a train station you should notice people taking cars to them then hopping on the trains.

Which is weird because they only have about 10 parking spots in front. But usually, train stations do have their own parking lots so in a way it's relistic, just not the size.

If there is only one road connecting two important areas in your region (a bottleneck), then put a toll booth on that road and parking garages just before and after the tollbooth (so ppl from both sides can park and ride.)

I generally don't use them.. I find I get little use and they just take up room for nothing... I really wish they were more effective, all the park and rides in my city (Ottawa) on a week day are filled beyond capacity....

I have gotten them to work , but only in residential areas with only a few park-and-ride stations , but where people work , I always put them every 6-8 tiles , strictly.

if you are careful , you can make them work , even above capacity!

its a good idea to keep in mind , that sims don't really take mass transit unless there is a reason... , not as much at least.
