High Wealth Residential Abandonment

I am having some problems with High Wealth (R$$$) resident abandonment. I thought that the reason why this was happening was either that there were not enough High Wealth jobs in my city (as no job signs are appearing over my High Wealth residences) or that the commute time was too high (as after a while the dialog box indicates that commute time is the reason for abandonment). I have tried to tackle both these factors by stimulating growth in High Wealth jobs in High Tech Industry, High Wealth Commercial Services and High Wealth Office Services. I have also attempted to reduce commute time by investing heavily in mass transit by building an extensive subway system and numerous bus stops and upgrading streets to roads, roads to avenues and avenues to highways when necessary. Also I have also tried to tackle traffic congestion by implementing ordinances such as the Carpooling scheme and the Commuter Shuttle Service. Despite this I have had no success even though the number of High Wealth jobs in my city outnumber the number of High Wealth Residents (as indicated by the jobs and populations graph) and that I have kept traffic congestion down to a minimum. I am even seeing abandoned High Wealth buildings that are next to subway stations or abandoned buildings just a block a way from High Tech Industrial Parks with masses of High Wealth jobs.
 
I have now completely run out of ideas, I have got a city full of abandoned residential buildings with no idea of how to turn this around.
 
Has anyone been in this situation before and managed to tackle this successfully?

HAve you hit a R$$$ cap?

Get the Census Repository Mod and check you havn't..

I do have come up with this problem before and mainly the problem is either the city planning like roads to their workplaces,lack of office buildings,long distance travel from their homes to their offices and lack of public transports.

Do check out the desirability factors too since that R$$$ sims only like places which are pollution-less and has alot of desirable places nearby like private schools,golfcoursesor hotel resorts.Sometimes you cant mix R$$$ sims with R$ or R$$ sims togetther since that R$$$ sims find that the place is not desirable.

But mainly the problem is the commute time,try building more bus stops and subway stations so that they can commute easily from home to work without driving a car.But in which case is that R$$$ sims normally commute with car instead of using public transports,so try to apply the Carpool Act in the city ordinances menu since that R$$$ sims might prefer more to carpool then to commute.

    Like with you I think the problem is down to commute time. So I have built subway stations in the heart of residential areas, stimulated growth in CS $$$, CO $$$ and High Tech Industrial jobs near residential areas. Whilst I have used ordinances like the carpooling scheme and the shuttle service to incentivise use in public transport and to reduce traffic congestion.
     
    But still I have had no luck.

    Maybe your R$$$ sims are placed too near industrial sites??.Eventhough if its a IHT district nearby it stills effect the desirablility of a R$$$ neighbourhood due to pollution.

    Try making effective transit systems by placing them at correct positions (at least 10 grid tiles away from their homes,not more).

    Or maybe try a much better road laying out system.Sometimes inproper road layouts are the ones that can cause long commute times.

    I've had this problem but it is completely over commute time... they are literally around 15-20 tiles from my downtown, and subways flood the streets... Do R$$$ only use monorail or cars to commute??

    Try the abandoment dilapidation mod in the general or essential mods section, if you have new R$$$ growing, this mod will give you 180 sim years to fix the problem, or you can download the less abandoment mod. It prevents R$$$ from growing in places it will likely abandon.

    Hope this helps.

    EDIT: Somebody: R$$$ use both but I am not sure which one they use more, so I guess monorail is the subway or railroad for R$$$(even though it is not a subway3.gif). R$$$ love driving their little cars and CLOGGING UP THE DANG ROADS AND MAKING THE OTHER SIMS LATE TO WORK!(sorry for the caps, but thats true!17.gif)

    I have already tried placing subway stations in the heart of residential areas but still I am getting abandoned buildings due to commute times that are within 10 tiles of the subway stations.
     
    I haven’t given the layout of the road network much thought. Do you have any ideas about how to improve the layout?
     
    Also has anyone downloaded the Network Addon Mod (Jan 2009)? Does this help to reduce commute times?

    Well that means that your city needs a much better road/transit layout.Here is a toturial vid about how to layout your city and there are more toturials in youtube if you need more info about laying out your city in a proper and efficient way

    And by the way i have find a Mod that claims to reduce abandonment.

    If you are not using vanilla, I found the most likely reason for having excessive R$$$ zots is either because the roads are not linked properly to allow the SIMs to return home properly, or you're region's R$$$, R$$, R$ ratio is out of whack which prevents enough CS$$$ Co$$$ and I-HT demand to cover all the R$$$ SIMs

    To reduce commute times does anyone know which plugins to select when downloading the Nework Addon Mod (Jan 2009)?

    By plugins you probably mean which simulator, right? Well almost anyone you choose will improve pathfinding and commute time but I guess "Z" is recommended. Or a good one.  Or any easy for a start. Read the read me also for explanations.
