High Wealth Res Rolling Abandoment

I am building some of my first cities and the biggest problem I am having is once i get my education, water, and medical systems into my city I have tons of high welth people spring up. For a bit this is good and I am making ton of money, but then all of my high wealth people seen to up and leave, and then within a few months someone else has moved in they stay for a couple of months and then leave. I am getting no job zots, but I have zoned new land for both commerical and industryal (both are in other cities) let them build and still i have the same problem. Also this is not just a sectional problem (one area of the city) but the entire city shows the same pattren of abandonment. Its not a cap problem because I added several large parks. I tryed dozing some of the high wealth buildings but with a year or two they would spring right back up where they had been and start all over again.

I have the reduce abanonment mods running and still this happens. I just need to know what is changing to make them so they cant get to work. I know its not traffic because all my roads are green and I have a wonderful bus system (I'm making a profet from a city of 12,000). I have minmal polution (yellow haze effect) and water for everyone. I assume I have enough jobs bacause I zoned more (zoned to demand it zero), but somethings making them want to leave, and then once they are gone they all come back again.

Welcome to ST.  Yes, the game engine, if left to it's own devices, will produce an over abundance of the wealthy.  There is usually not enough $$$ commercial and high tech industry to supply jobs for them.  I keep this from happening by zoning and using the make historical option for several lots per block so as to keep the zone widths to 1 tile.  Hardly any high wealth will build then--a few are OK.  If I want a wider zone, I just bulldoze if a high wealth grows, until eventually something else grows, then I make it historical.  I also have the tax rate for the wealthy quite high, if they complain and leave, they are replaced by medium wealth, to whom I give a tax break.  I also make sure I have a fair amount of low wealth to keep lower paying jobs filled.  Low wealth don't require water, so you can use that in certain areas to keep them from upgrading.
