abandonment-can't figure out what causes it!

alright lets see, ok so everything is running all good in the city, I am passed the pop corn effect, and just concentrating on developing R$$, but then all of the sudden the need for IM drops, and the R$$ sims begin to abandon. this always happens, HTI does begin to develop a little. I can't make out what causes this.

I tried to place building that help demand caps, such as recreational areas but nothing seems to help. I am at 12-15 000 pop.

It says it is commute time. I check but I am not sure if 40 is a lot? even if it is buses do nothing to help.

i never had much success with that guide your using, the only way i found to solve the problem was to zone industry in the same city. You could also change your avenue to a road, i've heard when people use avenues they get this problem(idk why, avenues are supposed to be better)

Well, it seems that your sims don't have any jobs. You have more residential zoned out than you do commercial thus causing the abandonment. You need to balance the two and zone some commercial districts to give the sims jobs.  Hope I was of help, and that city of yours looks AMAZING!  Nice suburb and keep up the good work.

    I don't think that may be the problem, because there is the industrial city right next to the suburb. I am region playing.

    the citizens have no more demand for IM and only a little bit of IHT but even zoning IHT doesn't seem to be of any help. or maybe I need to zone more IHT, hmmm

    If it is in demand, zone commercial near the suburb. That avenue is likely to be jammed at this point, so you may want to try constructing a highway route to the industrial city. Highways allow sims to travel on long commutes with few traffic jams

    yeah you can't just rely on Industrial that will never work you need commercial as well then you Industrial demand should pick up
