Myterious Demand Cap

Hi, in my city live about 110.000 Sims. My ht--industry offers 10.000 Jobs, but now it cannot grow any more, because the cap is reached and I don't know, how to raise it. I have built all possible gifts like the research center, connections to other cities and a freight train station ...

The same problem I have with my commercial. The demand for all type of commercials is between 3000 and 6000 and above, but the cap is reached .... of course I have build averything I could find to boost the cap, but without success ...

So what shall I do? btw I have one neightbourhood city with about 120k Sims ...

If it were a demand cap then demand for that developer type would be at zero I think. RippleJet had a modification of the Census Repository mod somewhere. That gives a lot of information on demand, caps and workforce statistics. You might find it helpful. The prima guide if you have it gives a good explanation of what structures can be used to relieve demand caps. For example for residential the large plaza and small flower garden are particularly good value, on a per tile cap relief basis.

The best R-cap buster, per-tile and per-simolean, is the Tennis Court. Commercial caps are busted by connections (highway connections are particularly tasty C-cap busters; just rig the last few tiles of an avenue to a ground highway and connect.) Industrial caps are mainly busted by connections, too, though the Advanced Research Center and University are extremely good I-HT cap busters.

If your HT demand is zero, more likely it's because you just have too many HT jobs and not enough R-$$/R-$$$ to fill them. Your general problem sounds like a too many jobs, not enough workers kind of thing.
