Low Customers/ Commercial zone question

    Hello, I'm a new member here.  I have already reviewed the Omnibus to an extent in which I do not believe this problem is covered there. 

    I have a fairly new city, growing up and currently at 22,000 people.  I was asked to start building a central commercial district for Sims whom are seeking office jobs and I noticed a problem.  All of my commercial zones state that their customers are low?  I have placed alot of commercial along fairly busy streets and avenues, one section getting up to 1000+ cars.  Is it just a matter of placing them along a more busier section of roads?  I have the education in most parts of my city pretty up to par but I could probably put a few more schools in, just trying to keep myself in a nice surplus at the moment so I'm holding back on a few things.

    try and upgrade some streets to roads, also if you just leave the game to update the commercial area and when your city gets larger with more public transport it slowly start to say high customers... but the amount customers don't really matter very much aslong as there is a demand it will be fine

    Untrue Imprezza. I currently have a city im working on (not my CJ one) and it has 202,000 people. I have 110,000 commercial jobs, 18,600 industrial HT jobs.

    All the areas by my commercial zones are green cause early in the game I zoned avenues/highways even when people weren't using them just to prepare for later. Sometimes in some areas I will get a building that turns black and says Abandoned due to low demand.

    Commercial zones only flourish if you have the International Airport, the stock market/convention center things and CUSTOMERS ! After all what business can run without people buying the products ?

    My main suggestion: Downgrade. Avenues to roads. Dont go any further then roads tho. Even tho you will get that annoying message saying that theres "traffic jams" on the roads/avenues every once in a while just ignore it. I mean what major city doesn't have traffic jams or congestion ? Not having them would be unrealistic. 

    Thats how you can increase demand. Once you hit 150,000 people commercial will really start to take off, provided you have the dang airport.

    The customers are low because you only have 22,000 people in your city. Have you built adjacent cities? You will start to see your commercial districts begin to flourish at higher populations. Check out the streets and the amount of commuters on them. You should notice that they are not nearly at capacity. Also, you might not have enough people working at your commercial zones. More people = more jobs taken.

    There's no indication in your post as to what version of the game you have, so....firstly make sure you have RH/Deluxe version & have the Updates/Patches installed. There was an issue with the original & pre-RH update that can cause this, especially more so if traffic mods are used. The RH/Deluxe update addressed this root cause of this & thus should improve this issue.
