Commercial Demand Problem 2

I'm reposting this because I felt i didn't give enough info in the last one. Plus, the problem has worsened.

    So far I've gotten rid of all but one of my plopped commercial buildings. I've lowered CO taxes, destroyed some buildings that i got w/ the Radical Ordinances DO demand ordinance, and moved in some sims. Unfortunately the problem's gotten worse. Demand for both CO wealths have gone down, and I dont see why. There are about 40,000 sims more than all the zoned jobs in the city. I have an international airport, and several neighboring cities. Most of these neighbors are just rural or suburban communities, but one is a large city of almost 100,000, which has lots of commercial development. (the city in concern has about 170,000 sims.) I've also lowered taxes, improved healthcare and education, and even moved in some richer residents. I have lots of neighbor connections, and an extensive subway/GLR/El rail network, with busses. Average Commute times are 3 minutes, tops. But so far, Commercial Office demand has not really improved. Also, I really don't want to start another city, since I've been working on this one since February.

Ok, but would you edit your problem description paragraph to be more in point form.  Some more white space may help people who want to answer a specific part of the problem but who don't have a handle on the whole thing.  Just push the edit button and fix it up.

Maybe post some numbers (jobs+pop) for your city in question and your neighbour cities. Industry is, afaik, also an important factor in CO demand.

Demand really is as important as if the building are vacating, or down grading wealth. Only if the zones are not building, does demand mean anything. I don't pay too much attention to the demand graph.

How many years have been past since you removed the demand mods and the ploppable commercials?

I made the experience that the simulator needs some time to adopt on changes - especially such rather big ones. In addition to that improvements in the educational system(s) do not effect immediately but need at least 10-12 years ingame.

Anyway I really would like to see a screenshot and/or the traffic view of your city / Region

As an experiment, without saving, pause your game and destroy all your commercial and industrial zones then turn the speed up and let them respawn and see what happens. If you're not satisfied with the results, don't save the game. You might have to destroy the neighborhood connections too so the city has a chance to reset itself but it might not make a difference, but it might tho. You might have to do the residential too but that might not work because for some reason, they're handled differently and if you destroy a building, it drops in wealth level and sometimes respawns into a lower density building and when the freshly uprooted sims are looking for a place to live, they might not be able to find one because there will be a rash of lower density buildings when you do this and leave the city instead. So do the commercial and industrial zones first and if you need to, reload the city and try it with the residential too. You may have to cheat for cash to ride out the 'adjustment', but since your using a rad mod, I don't think that's a problem.

hi again, my problem is prolly some bug or some technical problem. where i probably downloaded some exchange file in april and from there, my commercial office demands were always low. as well, before ths happened, my commercial demand was really high and i had construction everywhere in my city. so is there a way to solve this. i already thought of something and its to see if I can check out all the exchange file in the somtropolis exchange and check it there from april 1st to lets say may 1st.

basically, commercial wealth is desided on the type or sims live in your city, poor sims = gas station and drug stores, middle class = stores and small bis. rich= wealthy and nice stores. Usually the wealth fo sims is determinte dby, water, polution and most importantly, education, I usually make a plot of residential at about 1,000 sims, and I wait until there IQ's get to about 150 - 160. If your city is smart, better jobs await you. Also try lowering taxes if you havent done so yet and check funding for everything

This is not tested and proven but it makes sense. You need more people to create more demand don't you. So build some residental and the demand should go up. Its worked for me a few times

no its not that, my region is already over 1 million people and my biggest city has more than 250000 people. also surrounding my biggest city, theres cities that is over 100000 people. its a technicial and i no that because in my demand reader, everything is in high demand except for the offices. i know its a technical and its probably something i downloaded in april that caused it

    I tried baertooth's strategy. At first it worked: The demand was "reset", and the commercial district thrived, until.... Well the sims lost jobs by the thousands. I tried to reset the industrial areas too but it made the problem worse. My pop. fell by 100000. So, this city is over. I could fix it but i decided to build a new city in a region where I got my first natrual skyscraper, accidentally in fact.

    What you need is Parks, and Plaza's, for your commercial demand to go up in the areas you want them to. Make the areas high wealth. High education and high health also play an important role.

    give the sims more parks and such. check there for gaps in schools, zone for mroe residential... but.. if you want a short cut 2.gif, there is a mod under modds and downloads called super demand ordance, install it and that should fix'er up
