I know this must have been addressed before.   Sorry if it has I tried a search.

I want to place 1x2 tiles (1 wide x 2 deep) in various residential and commercial areas to try and control what grows where,  Is there a hot key or other secret(s) to place this configuration.  I do not want to place 2x2's.

Also,  how do I control which way the blank lots face?

To control lot size holddown CTRL when you zone, that will turn off the game's ability to determine zone size. So, if you you want a 1x2 zone, then just hold down CTRL and zone in a 1x2 size. Fo 1x2 you don't really need to do this. As far as I know there is no way of zoning a large area and telling the game what size to make the lots.

To change orientation, hold down the ALT key when zone, it will rotate the zone between two different orientations. It seems like the game only picks two... If you want more you may have to demolish nearby roads...

Also, if you hold down SHIFT while zone it turns off the game's auto-street thingy while zoning. Very useful. And one last point, when zoning you can hold down any combo of the above keys to try and get the desired effect. If not demolish nearby roads and try again, sometimes that changes the orientation all by itself.

Also, even if you zone in tiny lots, the game can always combine them into one big lot, and as far as I know there is no 100% foolproof way to stop this. Transit enabled lots aren't affected by this as they cannot be grown over. Making buildings historical works sometimes... but DOES NOT always work. It seems to be broken. I saw it with my own eyes.

In order to restrain the game into keeping 1x2 lots for Res and Com, alternate zoning medium and high density as follows:
