Thanks for all the comments so far. I have a quick little update for you all. A general overview of downtown to give you an idea of what the city looks like and a proposal for a new waterfront in the city. First a Downtown shot: And now on to the waterfront. Currently the waterfront is empty as you can see below: A master plan for a new waterfront is needed for the area. It's main goal should be to provide access to the main features of the area and to connect its assests. Reconnecting the stadium district (Football, Hockey, Baseball, and Soccer venues) to its surrounding neighborhoods all the way down to the McConnellVille Zoo (bottom right) is a priority and is the main purpose of this waterfront development. Here is the plan I have produced: This plan connects the area and i believe creates a very interesting place in itself. Some of the proposed structures will create new residential places to live in along the water. This will also be an area of tourism with a casino and luxury hotels sparkling against the sea. 43 marinas will also be built as new land masses are formed out into the ocean creating a unique recreational experience. I hope you will all let me know what you think about the plan and give me some feedback and critiques are welcom so dont be shy! I will show some in-game pics of the completed area in my next update which should be done before the weekend is over. So have fun and a Happy Fourth of July to everyone!

i think Cleveland has the right idea. I live in Buffalo and try to get to Cleveland at least a couple times a year. Every time i go i realize that they have the solution to the rust belt dilemma. "How do you get people back into a dying city?" They are reusing their assests. The Warehouse district as stated above is on the up. They are simply redeveloping abandoned industrial properties and making them youth friendly. Just that has gotten people back into the city. There is a similar situation with the Flats in Cleveland. Buffalo has also been adding more living space that has the eye of young professionals. Thay are adapting old warehouses, train stations, and even schools into upscale, affordable lofts. The rust belt solution is adapting your past to meet its future needs. If you get people you will get new business.

i agree with Death54, Oldtown should stay the same, Riverside should eventually get some rich condominiums and Uptown should become the commercial district. I'm interested to see what you do and how you expand your transit network with a population boom that occurs with Downtown development. I will especially be keeping a close eye on those bridges and how you plan on expanding them to avoid congestion. Keep up the great work!

this is a tough one but i'm gonna go with Chi-Town. The reason: THE PEOPLE. I had a great time meeting new people when i was in chicago, they wre helpful, nice, and courteous. New York is so self absorbed it's almost rediculous. Maybe I didn't run into the right people in NYC but I fell in love with Chicago. Oh and the buildings aren't too bad either.

Update 1 So it has been a while and I have been hard at work every so often so i apologize for the wait. My progress has been limited thus far to creating the main parts of the CBD and outlining most of the main streets, highways, and light rail that encompasses Buffalo. I have also started on developing some of the surrounding neighborhoods. Here is an overview of my current progress of Buffalo. I am currently in the zoning process of the rest of downtown. Nothing drastic should grow in these zoned areas, they are just meant to act as filler in the area. You can also see the beginning phases of the waterfront along the river and the highway system. Here is a closer look at the core of downtown, Niagara Square. This was the focal point of the original design of the city and still is today. Notable buildings in this pic inclue City Hall (upper right), City Court House (upper left), and a bit of the Liberty Building (bottom). Here is a pic of the city's theatre district. The Regal Theatres here are supposed to be the real life Shea's Theatre (a very interesting building that would look great as a BAT if anyone is interested in making it). Here you can also see the Metro Rail which runs down Main Street in Downtown. Lastly, downtown living has recently finally come back into the downtown area. Several old warehouses have been restored and reused and are now serving as beautiful lofts. These lofts have all been very successful and several have been rented out before the buildings were even finished. That's all for this update but I will leave you with a few things: Future updates will include the parks system, the completion and details of the highways, the development of surrounding neihborhoods. I also had a thought that i think many of you would be interested in. Buffalo is full of vacant and underused land, some just minutes from the downtown core. I would like to know if you would like to participate and have a say in what I should develop in these areas. What i'm looking for now is a general interest in the idea and if there is then i will get into the dtails later. So thanks for your time and i am looking towards whatever comments you may have!
