I used the Urban Beautification pack and plopped some of the pieces in the pack around the building. It makes the building look a lot more elegant and more exciting rather than a plain old sqaure box. Just search Urban Beautification on the STEX and you should be able to find it.

I've been to Tokyo, Osaka and Hiroshima a few years ago. I loved it in Japan, I've always wanted to go back to Japan ever since then. I never realized Tokyo was so big though. On the bullet train it seemed like 30-45 minutes passed traveling from the outskirts to downtown Tokyo.

Canal sets might be your best bet at getting something simmilar to that. Or you could also try some of the PEG CDK Seawall kits, heres one you might want to check out: https://www.simtropolis.com/stex/index.cfm?id=11055

I would start off small and build a lot of industry first and as demands go up for officies slowly build the downtown area. As the downtown area grows build suburbs around it. Thats how I've started building my latest region.

I have the same problem with the housing development slowing down with single family homes after I hit a population of around 70,000 but I haven't installed the CAM so I don't know how it affects the game, sorry :[ You could try the Sc4devotion forums to see if the CAM has any effect on what is happening in your city.

I plop most of my CO$$ and CO$$$ towers when demand is high. If you zone high desnity residential you should be able to get good sized towers if you have good health, education, and safety programs. If you want any good commercial towers just search up NDEX and you can find a ton of nice buildings made by them. -

I've never recieved my activation e-mail and it seems the ea support e-mail no longer exists. I need to get the BAT lighting patch, does anyone have any suggestions on how I could get the patch? -
Did you make sure funding is maxed out?

If you need any program to unrar files I'd reccomend using WinRAR, I use this program and it's free (I belive its free :$). Also if you haven't done so already, try searching NDEX towers in the Stex, NDEX has a great collection of commercial towers that work real well for creating realistic downtown districts and they provide lots of CO$$ and CO$$$ Jobs.
