Help need with my city...

Ok, ive posted in this forum before about a problem i had when demand would drop... it's started in the city ive been working on recently, so im gonna include some pics and if you need any more information to be able to help, please ask.  Thanks.

    Check to make sure that you have provided water. Also, make sure you have not accepted business deals, as they bring demand down. Make sure your residents are well educated and make sure they are healthy too. Check to make sure you have provided the city with good transport, making sure that there is as less congestion as possible. At this stage, you could consider a subway or elevated rail system (if you can afford it). Recreational spaces might do the trick as well.

    Don't be afraid to reduce taxes slightly at this stage. You could encourage more development.

    Well, of course i have water, otherwise buildings like that wouldnt of grown in the first place, and uhhu i have education, health etc. I have a monoral system and subways, my comute time is around 50 at the moment... so to be honest im stuck with ideas. Ive included aload of recreational spaces, no buisness deals... so hmmm. I don't know.

    When I start making profit out of a city I usually bring the commercial tax down (I don't zone Industry that much). In one of my CBD the tax for CO$$$ is 4% and CO$$ is 5%. This won't guarantee you anything, but at least it will bring demand a little bit up. More jobs, more people want to move in.

    The residential taxes stays at 9 however, with R$$$ stuck at 9.5

    Another possibility is that you plopped a building from the STEX with many Co§§§ jobs in it. If the number of jobs in that building exceeds your demand for Co§§§, you'll get a negative demand.

    Figuring out why demand swings this or that way is an arduous task at best. Often, even if you optimize your city you'll still get those nasty economic or residential downturns. It will help if you don't spend too much attention to one city. Spreading your play time between all your cities allows their demands to sync with each other.

    Yeah okies, the demand in the neighboring cities is still high, so ive been working on a new city- until the same happens again. Its seems i can reach a population of around 800k, then the demand drops. If i can manage to get a higher population with the demand still in the positives ill let you know 4.gif

    If all else fails, search for the super demand mod. Its cheating.... severly, but will work, lol

    Lacherlich, don't forget your demand caps too. They're one reason why demands bottom out; more so at high populations.

    Hokai, well in another city im working on, i nearly have 900k, still with demand. So hopefully, the demand will remain as my population grows. I have this thing i downloaded to show the percentage of cap filled, and so far i havent reached a cap. Thanks

    well you seem to have a decent heathly city working... way in the black....103 mil...I would Sandbox baby you can afford it 2.gif...looks like you have a number of open spaces and more than enough room to expand on what seems to be a few landmarks and rewards arlready placed

    if your looking to keep the city the way it is without major reconstruction...but contine growth

    i suggest lowering the tax from 9%  straight across the board in all things, that should kick start thing or a least get you to at least positive numbers....but go slow maybe a full 1% for a year or six months..see how the charts respond...take it from there. lowwering as need ...do this also with the cities surrounding Chasetown...time to maybe start specilizing them as residentilal or industrial centres...use them to suck up demand or use them for power and garbage disposal...2.gif

    Lower a litle here an there this will keep the city stable...lower the taxes too quickly can have to much of an influx ...and you still wanna be able to afford EQ and HQ civic buildings, specially if you a have huge influx of R$ sims ...be fine running the city in the red for years...just don't go to far in that you can't climb your way out...2.gif

    you 'll wanna lower the taxes on CO a little lower than CS if you want the skyscrapers...an set areas to zone 4x4 to get the big CO$$$ and CO$$ buildings with the most amont of jobs ...and ussually height as well...4.gif

    ps the largest Residential buildings are 4x4 too....bar custom buildings and mods...4.gif

    15.gif i mentioned the other city i was working on, and how demand was high.. well not anymore. My population reached 850k, then demand started to plummet. I tried reducing tax to as low as 1% for a few months with no effect. Hmmm, and just so your sure, ive provided all the utilties, education, health and recreational facilities.... Hmm, and it seems as though, demand in neighbouring- undeveloped cities, is high. :S
