Avenue Median Graphics Glitch

I've recently run into a rather annoying glitch regarding the median in the avenues. The normal median is the flowery, tree, green median. Every once in a while, more frequently than tolerable, the graphics in the median will change to a drab gray with some kind of texture, then cycle to a white concrete color, then back to the shrubery style.

During this cycle, between each switch the game "freezes" for upwards of 10 seconds.

You'll notice the median running across the top right of the picture has the "normal" median.

At first I thought it was a mod, but I removed ALL of the mods I had, which made the copy of the city I made look bad, but nonetheless, the glitch still occurred, leading me to believe it wasn't a mod.
 
I tinkered with in game settings, but it didn't go away. So hopefully, someone here has encountered this problem and has a solution!

For information I'm using SC4 Deluxe v. 638
P4 2.8 GHz
Windows XP Pro
1GB DDR400 RAM
nVidia GeForce 5900 FX 128MB with latest drivers

I'm not sure, but I think that may just be the way it is developed based on adjoining land value.  As the values adjacent to the avenue increase so does the level of completion in the median.

    Thanks for your response, lobo, but It's more than just the adjacent land.  The median graphics are switching at random and when they do it's a quick transition like this:

    Regular shrubbery
    5 seconds later
    Gray median
    game freezes for a few seconds
    5 seconds later
    White concrete median
    game freezes for ten seconds
    regular shrubbery

    This cycle occurs quite frequently and it's even happening where there isn't zones touching the road.

    Something is cycling your game. These are all legit textures used dependent on locale.

    What plugins have you added recently? How many do you have? Did you test each one before you ran any of your permanent cities?

    The last plugin I added was Airport 2.1, but currently my plugins folders are completely empty and I'm still getting the same result

    just a shot in the dark but...

    have u tried unistalling and reinstalling???

    stranger things than doin this have resolved issues

    Mine does the same thing every once in a while.  For instance, I it was doing it on one of my cities to the point where I almost couldn't play that city because it was slowing down the play so much.  After I exited and played some other cities and came back to that city, the cycling stopped.  I think it has to do with demand in the city because once I went to other cities and used them to satisfy different types of demand (i.e. residential, commercial, industrial) and came back, the constant cycling in that one particular city stopped15.gif

    Faint hope worth a try: Save your city somewhere by copying it from the region.

    Delete the large building in your picture above the avenue, and see if the cycling stops. If it does, put the building back, and see if it starts again. If it does, put that building somewhere else.

    That happened to me one time, What you do is you destroy the avenues and all the development around it and then rebuild it. Hope that helps.

    thanks for the replies. I've taken Shabindingo's suggestion and started a new city neighboring the one in question. It hasn't alleviated the problem. I'll try the other suggestions tonight. If they don't resolve it I'll try a re-install this weekend. Thanks for all the suggestions!

    The samething is happening to me. I tried uninstalling and reinstalling but it did'nt help.

    I have a similar problem with my avenues. But its only when its night time, anyone have any ideas?:

    If you have installed "Athens Olympic Stadium", it has the problem you describe.  You can remove it from the plugin folder, or remove the dat file that comes with it:  

    StreeetLightColourPackV2_Avenue$$_Yellow.dat 

    That should clear up the brown boxes at night.
