Density vs Land Value

So from playing the last few days, I have noticed the following observations, please correct me if I am off base:

 

1. Land value is easy to increase via parks/plaza, etc.

 

2. Density takes time and lots of it.

 

3. Still thinking of #3

1. Yes, parks, but also services (city hall, hospital, etc.) and landmarks.

 

2. Definitely time, but the underlying mechanics have to do with happiness for R, and profit for C and I. For instance, a mid-wealth low-density home initially comes with 4 happiness and will upgrade density (assuming correct road type and sufficient space) when it reaches 24 happiness. A low-wealth low-density commercial comes with 8 profit initially and will upgrade density when it makes 112 profit.

so i took it a little slower this time and did NOT rush into med/high areas right away.
