commercial on avenues?

i heard that commerical offices develop better if the traffic increases..if this was the case..should i build streets or roads around the commerical area or should i build avenues?

It depends on who you talk to, I start with streets, then upgrade to roads, then to oneway roads, with avenues every 4 to 6 blocks.

    huh?..im saying if roads are better for commerical offices..becuse of the traffics which attract toursts i guess..y do i even need avenues then?..

    I think it is based on volume. So really what you want to do is separate the industries and residential with commercial. Or otherwise force people to go thru downtown. Good luck.

    O yeah, [edit], if you allow the road to go over capacity it will generate more pollution, and actually decrease the office development.

    assassinlngl: I think the answer to your question is a two edged sword.  mainly you want traffic and volume infront of your commercial zones.  the idea behind traffic is that the sim is sitting in traffic and has a chance to look around at all the shops and thinks to themselves hey I should go shop there later when I have more time.  essentially traffic is free advertising for commercial.

    Volume is obviously good since the more sims that pass by the more people they can advertise to.
     
    now the question about roads or avenues.  In a small city (less than 200k or so) roads will be great in commercial zones.  However, when you start getting skyscrappers and 5000 job buildings popping up on your commercial roadways the traffic will be so bad that the commute times will cause people to move out, you will get NJZ all over the place and your cities growth will stop or fall.  with 0 or no city growth you are looking at bad times for commercial and everything else.
     
    Eventhough avenues will create less traffic in a smaller city they will provide a decent level of traffic and high volume in a large city which will still give your comm zones adequate advertising and allow your sims to get to work on time.
     
    so I guess the answer is that you need to plan ahead.  roads are good for small and medium cities but when traffic gets into the red you really should get a one-way or expand into an avenue if possible.

    pro in sim city 3000 unlimited and a newbie for sim city 4.. 3.gif

    I would also think about adding a highway. It increases traffic flow without having to worry about too much trafic causing pollution.

    I've noticed that the avenues helps with bring in commercial business and so does Highways.  With avenues you really don't want to have a lot of intersections to close to each other because it will cause traffic problems.  If you have the NAM replace some of you intersections with overpasses.

    And if you're going for a more realistic approach, your commercial zones should be located at major intersections and along heavily used roads and avenues. Your residential sectors should be located off the major roads too. Everyone here is right... and a highway is a good suggestion too.

    Pre-RH/Deluxe Update1; Commercial Customers (low/medium/high) are based on Network Capacity.
    Post-RH/Deluxe Update1; Commercial Customers (low/medium/high) are based on Network Volume.
    The above is one of the reasons why, anyone who has RH/Deluxe should apply the patch to the game. This is one of the more/most important fixes to the game Maxis implemented in the RH/Deluxe Update1.
    As far as which network to use: it the grand scheme of things, it doesn't matter really. Avenues can handle more traffic though, so in that sense they would be better to use but only if the traffic was there, otherwise having avenues in place would be pointless.

    If you want a CBD (central business distrcit) off course you have to drag a well layout, (no streets at all). Shops and supermarkets obviously will develop in traffic areas where people like to commute a lot,.
