64 million empty apartments?

At the time the.. World's biggest mall empty!

Modest/Poor homes demolished for expensive homes!

Sure the average $70,000 - $100,000 apartment is cheap when it comes to the Western World. But when the average Chinese income is only $6,000... that's a lot of money!

Sure a mortgage is possible, with 5% asking price paid at $100,000.00 and being 30 years is the new American maximum for mortgages...

At an average fixed 6.3%, $95,000 amortized over 30 years.. your monthly payment is $583.01... not bad, not bad!... only if this apartment was in America!

Most Real Estate in China?... Well that's a different story!

50% of asking price up front before occupancy, then the remaining balance over the next 3 years.

This is when we know the financial balance in the market is NOT stabilized! The term "Supply and demand" no longer affects markets. It's all completely based on speculation (just like oil!)

America prints money to pay off debt. (In reality, the money should come from someplace! This is like counterfeiting on a major scale).

China over supplies housing to reach GDP thresholds. (China will build to reach their GDP, even if they don't need it. It's like playing monopoly and building Hotels at the start of the game that you can't pay for, and no one can afford.)

Countries have found loop holes/cheating ways to bring up numbers that overall affect the economy! When China runs into debt, and has to pay up. Jobs will be lost, homes abandoned, and since America is no longer the frontier and mega factory holder in the World... and China is.. is this just another bubble waiting to burst? The Chinese economy is just as fragile as America's! (only difference, we didn't have snakes on Wall Street taking people's money). China is similar, but on a global scale rather than a National scale.

They are overbuilding because higher density cities are more efficient and China already had overpopulation. Keep in mind that China has a completely different economy and (incompatible) currency.

I always try to get property monopolies and hotels as early in the game as possible.

    China has been debating to remove the one-child policy, simply because of the growth they could see. There have been millions more emigrating because of this policy, so I think the word overpopulation yet having 64 million vacant APARTMENTS (not to mention other forms of housing) is a bit of an over statement. Sure some of their population is concentrated in one area, but in others... there are absolutely no population for hundreds of kilometers in each direction! China does have the ability to grow exponentially, but maybe not efficiently! Why? Well with a bigger population you need more resources... less land, bigger population, MORE IMPORTS! Of course every country wants to avoid this!

    Every country wants to export more than it imports simply because it creates jobs, jobs mean more money, money = power. Power = control! I wouldn't be surprised if we had another recession or something that would downturn the economy anytime soon. China has over 1.45 billion people, that's nearly 20% of the World under one country. America only has 300+ million people (5% of the population)... With a country 400% larger than America, and a national economy 500% larger than Americas... The consequences of ridiculous actions I would expect to be much more than what we've recently had. For me... This is a desperate move made by China.

    China right now is relaxing in the glory of exports! Especially with the middle east oil issues becoming complicated!

    Another downturn I expect anytime soon is the American currency. YES the Chinese Yuan is seriously incompatible! Why? Well China likes to control conversions of it's currency! Incredibly stupid I know! When I buy a property from you in Monopoly, I won't charge triple the price plus a currency exchange fee just because you're a separate entity from me... If you were my twin, and I were China. I'd still charge you something, or make the currency something completely whack just for a buck! If it weren't for this, we'd have a new World Reserve Currency loooooooooooooooooooong time ago!

    A 2010 report by United Nations suggested that they abandon the American Reserve Currency and go with the Euro. Sure the Reserve Currency has changed a lot before! The Chinese Liang was the Reserve Currency (WRC) at one point! It's changed a lot before, and usually the currency associated with that country is the most to benefit from the change. Of course, America after WWII took the WRC because they were economically dominant. Now that China has surpassed America in this situation... their own laws conflict with the rest of the World and deprive them from solutions that will affect us World wide in the near future.

    Ohhh China, maybe if you had 50%+ of the population, we'd converge on your rules... but 3.5 billion people in one country will only make you rely on imports more than exports!

    Let's not have any delusions that the Chinese economy is going to crash. Yeah, they've got a lot of vacant real estate. So what? Real estate is largely irrelevant to them. Their economy is based on manufacturing. So long as every widget, doohickey, and trinket you buy says "MADE IN CHINA" on it, they will be dandy.

    The real threat to them will be if their people start expecting to rise above poverty. Then, just as the manufacturing jobs went to China because labor was cheaper, they will go somewhere else. That, and if rising fuel costs start making it less economical to manufacture things overseas and then ship them here.

    Even then, though, China is up and coming and one way or another they will be a major player in this century.

    It is a mistake to look at China as a manufacturing giant only. Most of the country is and will remain rural/agrarian. They have to be able to feed that mob.

    Yes, but it is not original. I am sure I saw/heard it somewhere. It might have come from my old Geology prof who was prone to this kind of thing.

    China has over 5000 years of recorded history. Each time a new thing takes the country over, it later reverts to a basically agrarian economy with warring factions.
