Forcing Lot size and orientation.

Is there a way to force lots to remain in specified size and orientation? I'm trying to build neighborhoods, and without fail, the lots that are back to back always join into a larger lot.

I've done the trick with trading off density levels to keep that from happening, but it always results in an unbalanced neighborhood.

Is there really no choice but to tend to each street and "make historical" the lot sizes you want?

Well, if I am trying to get middle-class suburb, I raise the taxes for low and high wealth to 10-15 (or until the bar goes under the line). Then I zone residential and usually get what I wanted. After, I set the taxes back to normal and the $$$ houses usually don't take over.

I usually make spaces in the neighbourhoods to discourage grow of §§§ light density residental. I use to build in a +++ -fashion, with a road as a central stem, and streets branching off every five squares. Residental is zoned only two squares out from the streets. The gap in the middle is usually filled with parks. Works wonders as the §§§ lots have to be three squares long or larger.

Yeah...that's essentially what I've been doing for a long time...it would just be nice to have some "back to back" yards.

I've also done the "every other lot is medium res" as a way to keep them from joining together.

Also the...develop every other lot, lock them as historical and then zone the rest.

It's just a lot of tedious work when you're dealing with a region worth of neighborhoods.

I may try cranking my $$$ res tax rate...never tried that.

If you set the tax above 12% it will slow them down quite a bit. Be careful to lower it later if you want any $$$ industry or commerce because they will abandon if there are no managers.
