abandoned buildings

i've been building a city, 2.000.000 citizens so far, and now after 185 years all commercial buildings just suddenly got

abandoned, it just says low desirabiliy but still when looking at the graphs it says its high almost everywhere on the map. ive been trying to rebuild commercials but they wont grow and if i plop one it gets abandoned fast. still the residential buildings grow... i got this dilapidation mod but it doesnt seem to work..it says you just need to replace the building and then it wont be abandoned again....?

well abandonment can happen due a to a lot of different things, specially Comercial offices, because they have high standards for all theyr desire aspects. You should probably check 3 of the most important things, 1.) demand, im guessing you have enough? but check it to be sure. 2.) education, and this one is very important! if your sims dont have the correct education they will simply work somewere else. 3.) low welth sims! dumb as it might sound, they are the most important part of your population,! you need a lot of low welth sims, with mixed edutacion (some smarter than others) to work in every aspect of your city! some times abandonment ocurs because you have tons aof R$$ and R$$ and you porr sims have no place to live.

Aside from those basic tips, cant really help more with so little information.

    its strange. my entire downtown and all other commercial around just blackened. i got high demand and the education is at top the graph says, still the education advisor keeps wining about not enough funds and so on, but i set it all to max..and when i point the schools there arent many sims there, maybe 3-4000 at the largest schools. i got several schools that can hold over 100000 sims..i dont get it...this game is f---ed up 9.gif...it worked so well for 185years,seems like theres nothing i can change...?

    If you have maxed out education, I'm guessing that your city has mostly R$$ and R$$$ residents. The wealthy residents in this game take over and drive out all low wealth residents. The wealthy residents pay more taxes, but every city needs its share of low wealth residents because all workplaces employ mixed classes. My guess is that your city has an over supply of mid to high wealth residents and no low wealth residents to fill jobs. This can lead to lower demand and even abandonment if workplaces have no low wealth sims to employ.

    If this is your problem, it might be hard to get low wealth sims to come to your city. If you see any R$ buildings make sure to mark them historic to keep some low wealth sims in your city. It may also be necessary to set up a neighbor connection and zone for low wealth citizens there so that they can commute to the jobs available in your high wealth city. The only sure fire way to control the high wealth takeover in this game is to play with taxes to curb high wealth demand. I have heard that 15% taxes on R$$ and R$$$ creates a good balance. In most cases though, your cities will have to have either mid to high wealth or just low wealth. It is hard to get a city to have both.

    I couldn't believe the first time I killed education and police and my downtown came back to life. Too many $$ and $$$.
