Avenue filler going CRAZY! Help!

So I was working along on a city of about 100,000 when the game started to lag down severely...momentary freezes.

Eventually I found that the avenue "filler"...trees, etc were resetting over and over again...and I have quite a lot of avenue tiles in this city.

sometimes if I let it run for awhile, the problem would ease off...but almost as soon as I started building again, the constant reset would start again...no sooner would the filler appear, then it would blank to green lawn and start again.  even if I didn't build on an avenue, this would occur.

The problem was persistent regardless of game speed...I don't know how to stop it.

Any suggestions?

This has been discussed several times and is part of the "adaptation to environment" that is to make the surroundings match the "wealth level" of surrounding zones and civics. It becomes serious when you have long avenues passing through areas of differing "wealth". To stop it you must judiciously place intersections on the avenue (the intersection stops the "progression" of the flipping and defines boundaries)
